Topsoil and Materials in Lehi

Lehi dirt is not all the same

If you just moved into a new Lehi home, the dirt in your yard is probably not topsoil. Builders scrape the good layer, dig the basement, then spread what comes out of the hole. That is often compacted subsoil or raw clay. Sod laid on top of it roots an inch or two deep and browns out the first hot stretch in July. We see it on new streets every summer.

Across town the problem flips. On Traverse Mountain the native ground is gravel and rock. It drains fast, so water runs right past the roots and the lawn dries out between cycles. Both kinds of lot need good topsoil, but for different reasons and at different depths, and the wrong guess on either one shows up by August. On clay, topsoil gives roots somewhere to go. On gravel, it gives water somewhere to stay.

We bring in screened topsoil, landscape rock, bark mulch, fill and road base, and we spread it, not just dump it on the driveway. Before we order, we look at your lot and work out how much you actually need. Ordering short means a second delivery charge. Ordering way over means paying to haul the extra off. You get the price in writing before the first truck shows up.

Lehi is two towns in one: bare new-build lots on clay down by Thanksgiving Point with an HOA clock ticking, and steep gravel benches up on Traverse Mountain that need engineered walls.

The Lehi challenges

Soil problems on Lehi lots

Builder subsoil under new sod

Most Lehi new builds are left with packed subsoil that roots cannot get through. Rolling sod onto that looks fine for a month. Then the roots hit hardpan, water runs off instead of in, and you start fighting dry spots and a high bill on the metered secondary line.

Clay that turns to paste

On the Lehi flats, native clay holds water and seals up. Spread topsoil right on top and you create a layer where water stops and sits. We rip or till the clay first so the new soil and the old ground mix a bit at the line.

Fast-draining bench gravel

Up on Traverse Mountain, the ground is coarse and rocky. A thin layer of topsoil there dries out fast in summer. Beds and lawn areas need more depth and some compost so they hold water between sprinkler cycles. Skip that and you water more and still see brown.

Bark that blows away

On open Lehi lots with wind coming past the Point, light bark mulch can end up in the neighbor's yard after one storm. Heavier rock or a dense shredded mulch stays put. We pick the cover for how exposed your yard really is.

The J&H approach

How we deliver and spread in Lehi

1 How we handle it

We measure and order right

We measure each area and set the depth by use: more for lawn and planting beds, less under rock. Then we order the right amount of each material, so you are not paying for a second load or a pile you never use.

2 How we handle it

Prep the ground before spreading

We loosen compacted subsoil and clay before new topsoil goes down, and pull out big rock on the bench. For hardscape, we lay road base in thin lifts and compact each one so patios and walks stay flat.

3 How we handle it

Delivered and spread with care

On new-build streets we protect the curb and new sidewalk, since damage there often lands on the homeowner. Trucks park where you tell us, not across a neighbor's driveway. We spread to grade, rake it smooth and sweep the street before we leave.

Lehi questions

Topsoil and Materials in Lehi: what people ask

How much topsoil do I need for new sod in Lehi?
For new sod on a Lehi new-build lot, we usually plan several inches of good topsoil over loosened subsoil, and more in planting beds. The exact depth depends on what is under it, clay on the flats or gravel on the bench, so we check your lot before we give you a number.
Is screened topsoil worth paying for?
Yes. Screened topsoil has the rocks, roots and clods pulled out, so it spreads smooth and sod lays flat. Unscreened fill costs less but is full of junk, and you will be picking rocks out of the lawn for years. On a new Lehi lot, it is not the place to save.
What landscape rock works best in Lehi yards?
It depends on the spot. Angular rock locks together and stays put on slopes and windy lots. Rounded river rock looks softer but rolls on a hill. On Traverse Mountain we often match the native rock color so beds blend into the hillside. We bring samples so you can see them on your lot.

Your dream yard. Done right. Done on time.
