Fencing, Decks and Pergolas in Vineyard

Privacy and shade on a close-in lot

In a lot of Vineyard neighborhoods the house next door is close and the trees are still young. That puts privacy and shade at the top of most wish lists. A good fence and a pergola over the patio can make a small yard feel like a room of its own. The trick is building them to Vineyard's rules and to stand up to valley wind and winter.

The city's posted rules cap fences at 6 feet along rear and side yards and at 42 inches along the front property line and the side lines in the front yard. Walls and fences inside required setbacks need approval first. Corner lots have a sight triangle: within 30 feet of the intersection, nothing over 2 feet tall, plants included. Driveways get a smaller 12 foot triangle too.

Pergolas and decks have their own checklist. Vineyard's design criteria list a 100 mph design wind speed, a 31 psf ground snow load and a 30 inch frost depth. In plain words, posts need deep footings and solid connections, and a solid roof has to carry snow. We size posts and beams for that, then pick wood, vinyl or aluminum by how much upkeep you want.

Vineyard is the young town on the lake: flat, newer lots on silty ground by Utah Lake, mostly watered with metered city water, where the job is making a smaller yard work hard.

Elevation

Ground
Fine Lake Bonneville silt and clay near Utah Lake, where groundwater tends to run high
Secondary irrigation
Vineyard runs no secondary irrigation for most homes, so lawns water off metered city drinking water with no on and off dates

USDA zone 7a, last frost late April
Wall permits
In Vineyard a retaining wall over 4 feet generally needs a permit under the state residential code the city uses, and we confirm the current rule with Vineyard

The Vineyard challenges

Fence and pergola trouble in Vineyard

Fences built over the limit

A 7 foot privacy fence, or a tall fence along the front, can bring a city notice or an HOA letter, and the fix is tearing it down. We build to 6 feet in back, 42 inches in front and stay out of corner sight triangles.

Posts that heave in winter

Shallow posts in wet lake silt get pushed up by frost. Gates stop latching and the fence line starts to wave. We set posts in concrete below the 30 inch frost depth so they stay where we put them, year after year.

Pergolas that rack in the wind

Utah Valley gets strong wind storms, and a pergola with skinny posts and light brackets wobbles, then loosens. We use heavier posts, real footings and through-bolted hardware so it stays square through a storm. Solid and louvered roofs catch more wind, so they get extra bracing.

Screening an RV or trailer

Vineyard wants RVs parked on a side or rear yard and screened from the front by a fence. We lay out a gate and fence run that hides the trailer, fits the height rules and still lets you back it in.

The J&H approach

Building fences, decks and pergolas in Vineyard

1 How we handle it

Check the rules first

We look at your setbacks, any corner sight triangle and your HOA's fence style before we price. If something needs city or HOA approval, we tell you up front and help put the request together.

2 How we handle it

Footings below the frost

Every fence post, deck pier and pergola post goes in concrete below the 30 inch frost line. Each hole gets gravel at the bottom so water in the silty soil does not sit right under the post.

3 How we handle it

Shade where you sit

We place the pergola by where the afternoon sun hits your patio, then choose louvers, a solid cover or open rafters. Solid covers get framed for snow. Lights, fans and heaters get wired while the frame is open.

Vineyard questions

Fencing, Decks and Pergolas in Vineyard: what people ask

How tall can my fence be in Vineyard?
Up to 6 feet along the rear and side yards under the city's posted rules, and 42 inches along the front property line and the side lines in the front yard. Fences in required setbacks and on corner lots have extra limits. Your HOA may also set the style and color, so we confirm both.
Do I need a permit for a pergola in Vineyard?
It depends on the size, the height, how close it sits to the lot lines and whether it has a solid roof. We check with Vineyard's building department and your HOA for your exact plan, then pull a permit if one is needed.
Vinyl, wood or aluminum for a Vineyard fence?
Vinyl needs almost no upkeep, which is why so many newer Utah County neighborhoods use it. Wood looks warmer but needs stain every few years in our sun. Aluminum works well around pools and in front yards. Many HOAs choose the style for you, so we start with your rules.

Your dream yard. Done right. Done on time.
