Backyard Remodel in Payson

Remodeling a Payson backyard in one go

A full remodel is when you stop fixing one thing at a time. You want the patio, the fire pit, the pergola, maybe a pool, real planting and lights at night, and you want it all to look like it belongs together. In Payson that also means a yard that works with the ground and the water under it, so your money goes into things you enjoy and not into fixing cracked stone and clogged heads three years from now.

We have built 200+ projects across Utah County, and big remodels go best when everything gets planned at once. Gas lines for the fire pit and kitchen go in before the pavers. Sleeves for sprinklers and lights cross under the patio before it is laid. A pool dig on Payson clay needs a plan for all that dirt and for the ground around the shell. On a job this size, the order of the work matters as much as the work.

Payson remodels come with their own list. Hard water means stone, glass and dark finishes near the sprinklers need protecting. The secondary water needs a filter before any new heads go in. Bench lots under Mount Nebo often need walls to make flat space, while lots on the flats need deeper bases for the clay. Jackson walks you through what your lot needs and puts the whole job on paper with one price.

Payson has two quirks an outside crew misses: very hard culinary water, around 11.7 grains a gallon, that scales up sprinkler heads, and a secondary system that carries canyon sediment, so filtration matters here.

The Payson challenges

What makes a Payson remodel hard

Too many trades on one yard

A remodel brings in pavers, concrete, gas, power, water, walls, plants and sometimes a pool builder. When nobody runs the order, the patio goes in before the gas line and someone saws it open later. That costs money, adds weeks, and leaves a patch you will notice every time you walk past it.

A pool dig in clay

Digging a pool on the Payson flats pulls out a lot of Lake Bonneville clay that is no good for planting or for fill under hardscape. It has to go somewhere. The ground around the pool also needs a base that will not move against the deck when the clay wets and dries.

Hard water on nice finishes

Glass fire tables, stone veneer, dark pavers and pool tile all show white spots from Payson's very hard water. One badly aimed sprinkler head can mark up a finish you paid a lot for, and those spots do not wipe off with a hose.

Making room on the bench

East bench lots often slope too much for a big patio and a lawn. Flat space has to be built with walls and fill, and walls over 4 feet from the bottom of the footing need a permit and usually engineering in Payson. That belongs in the first price, not a change order.

The J&H approach

How we run a Payson remodel

1 How we handle it

One plan and one price

We draw the whole remodel, from grading to the last light fixture, and give you one written number. You can see what each part costs and decide what stays, what goes, and what waits a year.

2 How we handle it

Built in the right order

Grading and drainage come first, then walls, then pipes, gas and wire, then hardscape, then planting and lights. We run the schedule, so nobody cuts up finished work to fix something that should have gone in earlier.

3 How we handle it

Finishes protected from the water

We set sprinklers back from stone, glass and wood, and run drip in the beds near hardscape. The secondary line gets a filter. Your finishes stay clean, and the new system does not need a rebuild in two summers.

Payson questions

Backyard Remodel in Payson: what people ask

How long does a full backyard remodel take?
It depends on the size and what goes in. A patio, fire pit and planting job moves faster than one with a pool, engineered walls and an outdoor kitchen. We give you a schedule along with the written number, so you know when each part happens.
Can we build in stages if the budget is tight this year?
Yes. We plan the whole yard, then build first the parts that are hard to add later, like grading, walls, gas lines and sprinkler mains. The patio and the extras can follow in a later season without tearing anything out.
Do you handle the permits?
Yes. Walls over 4 feet from the footing need a permit and usually engineering in Payson, and some pergolas, gas lines and electrical work need permits too. We confirm current requirements with the city and handle the paperwork for you.
What does a Payson remodel need that other towns might not?
A filter on the secondary water, and sprinklers kept off nice finishes because of the hard water. Bench lots usually need walls to make flat space. Lots on the flats need deeper bases for the clay. We plan for all of it on day one.
