Hardscaping and Concrete in Vineyard

Patios on lakeshore ground

Vineyard sits right on the east shore of Utah Lake, at about 4,521 feet. Much of the town is new building on the old Geneva Steel site, and the natural ground under it is lake soil: fine silt and clay left behind by old Lake Bonneville. The Utah Geological Survey notes that ground close to the lake tends to have high groundwater. That is where every patio we pour here starts.

Silty soil holds water, and wet soil moves when it freezes. Vineyard's building design sheet lists a 30 inch frost depth and rates the weathering as severe. So a slab sitting on a thin layer of gravel over soft ground will crack, heave or tip toward the house within a few winters. The fix is not fancy. Dig out the soft stuff, put road base back in thin lifts and pack each one hard.

Most Vineyard yards are not huge, so every foot of patio has to earn its spot. We plan the hard pieces around how you use the yard: a dining patio off the slider, a path to the side gate, a gas fire table where people actually sit at night. Then we set the grade so water runs off the patio and away from the house, not into the window wells.

Vineyard is the young town on the lake: flat, newer lots on silty ground by Utah Lake, mostly watered with metered city water, where the job is making a smaller yard work hard.

Ground
Fine Lake Bonneville silt and clay near Utah Lake, where groundwater tends to run high
Secondary irrigation
Vineyard runs no secondary irrigation for most homes, so lawns water off metered city drinking water with no on and off dates
Growing season
USDA zone 7a, last frost late April
Wall permits
In Vineyard a retaining wall over 4 feet generally needs a permit under the state residential code the city uses, and we confirm the current rule with Vineyard

The Vineyard challenges

What goes wrong with Vineyard hardscape

Soft, wet ground under slabs

Lake silt near the shore drains slowly and stays damp. Pour concrete straight onto it and the slab settles unevenly, usually at a corner first. Cracked patios on fairly new homes often trace back to this. Digging out and building a packed base costs more on day one and saves a tear-out later.

Freeze and thaw every winter

Vineyard designs for a 30 inch frost depth and severe weathering. Water that gets under a patio freezes, lifts it, then lets it drop again. Air-entrained concrete, control joints in the right places and a base that drains are what keep a slab flat through January.

Flat lots with nowhere to drain

A lot of Vineyard is close to dead flat. A patio set perfectly level, or tipped a hair toward the house, sends roof and sprinkler water right back at the foundation. We build a slight fall away from the home into every slab and paver job.

Tight side yards and fences

Newer lots here often have narrow side yards and 6 foot fences. That limits how equipment gets in and where a fire feature or kitchen can safely sit. We plan access and placement before we dig, not after the fence is in the way.

The J&H approach

How we build hardscape in Vineyard

1 How we handle it

Dig past the soft layer

We strip topsoil and soft silt from the whole footprint, then lay road base in thin lifts and pack each one with a plate compactor. On the wettest spots we add fabric so the base does not push down into the mud below.

2 How we handle it

Concrete mixed for our winters

We pour air-entrained concrete for Vineyard flatwork, cut joints so cracks land where we want them and slope every slab away from the house. Pavers go on a packed base with edge restraint so they stay tight.

3 How we handle it

Plan the yard around the patio

Fire features, gas lines, kitchen counters and lighting go on the plan first. That way sprinkler pipe, drains and power get run where they need to be before any concrete goes down. It also keeps anyone from trenching through a brand new lawn later.

Vineyard questions

Hardscaping and Concrete in Vineyard: what people ask

Pavers or concrete for a Vineyard patio?
Both work here when the base is right. Pavers flex a little and can be lifted and reset if the ground moves, which helps on silty lake soil. Broom or stamped concrete costs less per square foot. We show you both for your lot and price them side by side.
Can I put a gas fire feature on a small Vineyard patio?
Usually, yes. We check your HOA rules, keep it clear of the house and fence and plan the gas line before we pour. On a tight lot, a low gas fire table often fits better than a big wood pit, and you are not sending smoke over the fence.
Why did my builder patio crack?
Most often the base. Builder patios are often poured on a thin layer over ground that got stirred up during construction. Lake silt that stays wet settles under that weight. We can tear it out and rebuild, or extend it on a proper base if the old slab is still sound.
