Backyard Rebuild in Santaquin

When patching a Santaquin yard stops working

Some yards cannot be saved one fix at a time. The patio heaves every spring. Water ponds by the basement. The sprinklers leak in three places and half the lawn is weeds. In Santaquin we see this most on orchard clay lots that were graded fast when the house went up. The real problem is underground, so a fresh layer on top only hides it for a season or two.

A rebuild means taking the yard back to dirt. We pull the old sod, failing pavers, dead plants and broken sprinkler pipe. Then we look at what is really under there: how the clay drains, where old orchard roots or farm pipe are buried, and which way the lot tips. Once the ground is out in the open, we fix the grading and drainage first.

Then we rebuild the whole yard with one crew. New sprinklers zoned for the wind and sized for the pressurized irrigation. A patio on a real base. Planting chosen for zone 6b at almost 5,000 feet. It costs more than patching, and it ends the cycle of paying to fix the same spots every spring. Pretty can wait until the water is going the right way.

Santaquin sits up near 4,987 feet in Utah's cherry country, so the season runs a little shorter, the lots run bigger and more former-orchard, and the open summit position means real wind.

The Santaquin challenges

Why Santaquin yards end up failing

Bad grading from the first build

Many Santaquin homes on orchard ground were graded for a quick sod job. Over the years the soil settles and the clay moves, and the yard starts tipping toward the house. Every patch you put on top inherits that same bad slope.

Clay that never drained

Orchard clay holds water. If the original yard had no drains or swales, water sat in the same low spots year after year, rotting roots, killing grass and lifting pavers every winter. You cannot fix that from the surface. Sod laid over it just drowns again.

Sprinklers patched too many times

A system that has been repaired a dozen times usually has mixed parts, low pressure and zones that no longer match the yard. Fixing one break uncovers the next one, and the water bill climbs the whole time. At some point the patching costs more than new pipe.

Plants that never fit the elevation

Plants picked for a warmer valley climate often die back every Santaquin winter. Replacing them each spring costs money, looks rough for half the year, and never really ends until the plant list changes. Some of the worst offenders are sold at big-box stores every spring.

The J&H approach

How we rebuild a Santaquin yard

1 How we handle it

Strip it and read the ground

We clear the yard down to soil so we can see the real grade and how the water moves. Old roots, buried farm pipe and leftover rubble come out now, while it is easy, not halfway through the new build.

2 How we handle it

Fix the water first

We regrade so every surface drains away from the house. On clay we add drains, swales or a dry well where the lot needs them. Only after that do new patios, sod and planting go back in.

3 How we handle it

Rebuild as one system

New sprinklers, patio base, planting and lighting are planned together. That way nothing gets cut, trenched through or patched to make room for something else, which is how the old yard got into trouble. One crew owns the whole result.

Santaquin questions

Backyard Rebuild in Santaquin: what people ask

How do I know if I need a rebuild instead of repairs?
If you fix the same problems every year, like heaving pavers, ponding water or a dying lawn, the cause is usually grading or drainage. We look at your yard and tell you honestly whether a few repairs will do or the ground needs to be redone.
Can you keep some of my existing yard?
Yes. Mature trees, a solid patio or a newer fence can often stay put. We protect them during the work and rebuild around them, which saves money and keeps the shade and character the yard already has.
How long does a rebuild take?
Size drives it more than anything. A small backyard moves faster than a full orchard lot with a patio, walls and lighting. We set the schedule with you up front, and we start early enough that sod and planting get warm weeks to root before Santaquin's October frost.

Your dream yard. Done right. Done on time.
