Backyard Rebuild in Salem

Rebuilding a Salem yard that stays wet

Most failing yards we see in Salem have the same root cause: water. The lawn by the back fence never dries out. The patio sank on the low side. The fence posts are rotting. There is a puddle by the window well every spring. Salem grew up around spring-fed Salem Pond, and some lots sit right over shallow groundwater. A yard that was never built for that keeps getting worse, no matter how often it gets patched.

A rebuild means starting over. We tear out the old sod, the failed patio, the dead plants, the old sprinkler pipe and the rotten fence posts, down to bare ground. Then we can see what is really there: Lake Bonneville clay that holds water, low spots that collect it, and grades that run toward the house. We have done this on 200+ projects across Utah County, and the dirt usually tells you what went wrong.

Then we fix the ground and build on it. New grades fall away from the house. Drains and swales carry water out of the low spots. A new sprinkler system is set up for Salem's metered secondary water. After that comes fresh topsoil, new hardscape on a deep base, and lawn and plants picked for wet or dry ground. Jackson will tell you on the first walk whether the yard needs a full rebuild or whether a few repairs will do it.

Salem grew up around a spring-fed pond, and it shows: parts of town sit over shallow groundwater, so drainage and hardscape footings near the low areas need a real plan, not a guess.

Elevation
About 4,613 feet
Ground
Lake Bonneville clay and silt that holds water and moves
Secondary irrigation
Salem's pressurized irrigation runs on Strawberry Highline Canal water, roughly April to October, depending on canal availability
Growing season
USDA zone 6b to 7a, last frost mid-to-late May
Wall permits
In Salem a wall over 4 feet, or with an exposed face over 30 inches, or holding a surcharge, needs a permit and engineered plans (City Code 10-12-13), and walls over 10 feet must be terraced

The Salem challenges

Why Salem yards fail

Low spots that hold water

Many older Salem yards have settled over the years. Low spots form by the foundation, along fences and in the back corner. With clay that drains slowly and groundwater near the surface, those spots stay wet for days after every storm.

Patios sinking on wet clay

Pavers and slabs laid on thin bases over Salem clay settle wherever the ground stays wet. Resetting a few pavers lasts a season or two. The base under them is the real problem, and it keeps sinking until somebody fixes it.

Old sprinklers on a new meter

Plenty of Salem systems were put in long before metering started in 2023. Old heads, slow leaks and long run times that did not cost much before now show up on every bill from spring to fall. Swapping old heads and fixing leaks is often the cheapest part of a rebuild to pay back.

Roots in waterlogged soil

Trees and shrubs planted in wet, low ground often decline slowly. Roots sit in water and rot. By the time the leaves thin out at the top, the plant is often past saving, and it has to come out anyway.

The J&H approach

How we rebuild a Salem yard

1 How we handle it

Strip it to bare ground

We take out everything that has failed and haul it away. Healthy trees and solid features can stay, protected during the work. Then we look hard at the soil, the grade and where the water goes.

2 How we handle it

Solve the water for good

We regrade so water moves away from the house, add drains or swales in the low spots, and use drain rock under hardscape where the ground stays wet. This is the step that keeps the new yard from going the way of the old one.

3 How we handle it

Rebuild every layer new

Fresh topsoil, a new sprinkler system zoned for metered water, new patios on deep bases, then lawn, beds and lights. Every layer gets planned with the others, so the new yard works as one piece and not a patchwork.

Salem questions

Backyard Rebuild in Salem: what people ask

Is a rebuild worth it, or should I just patch?
If the problem is in one spot, patch it. If the drainage, the lawn, the patio and the sprinklers are all failing at once, water is usually behind all of them, and patching each one keeps you paying. A rebuild fixes the cause one time.
Can you fix a yard over a high water table?
We cannot lower the water table, but we can work with it. We raise and grade the yard where it makes sense, add drains, use deeper bases, and plant things that handle wet roots. Yards near Salem Pond can still be great yards with the right plan.
Do you keep any of the old yard?
Sometimes. A big shade tree on dry ground is worth saving, and so is a wall that is still plumb. A tree that has been sitting in water near the springs often is not. We go through it with you item by item before tear-out.
How long does a Salem rebuild take?
Tear-out and rough grading move fast. Drainage, sprinklers and hardscape take the most time. Planting depends on the season, since Salem's last frost can run into mid-to-late May. We give you a schedule up front so you can plan your summer.

Your dream yard. Done right. Done on time.
