Backyard Rebuild in Vineyard

When the first yard did not hold up

Some backyards need more than a facelift. The patio has dropped at one corner. The lawn stays mushy for days after the sprinklers run. Pavers have heaved and the fence posts lean. In Vineyard, those problems usually trace back to the ground: fine lake silt and clay, groundwater that can run high near Utah Lake and lots so flat that water has nowhere to go.

A rebuild means we stop patching. We pull out what failed, look at what is under it and fix the cause. That can mean digging out soft soil, adding a drain line, regrading the yard so water runs away from the house or moving the sprinkler main. Then the new yard goes on top of a base that can actually carry it.

It costs more than a quick fix. It also tends to be the last time you pay for that part of the yard. Before you sign anything, we tell you plainly what we found, what is worth saving, like a healthy tree or a solid slab, and what has to go. You also get a written price for the whole rebuild, so the number does not grow once the old patio is out.

Vineyard is the young town on the lake: flat, newer lots on silty ground by Utah Lake, mostly watered with metered city water, where the job is making a smaller yard work hard.

Know your Vineyard ground

Elevation
About 4,521 feet
Ground
Fine Lake Bonneville silt and clay near Utah Lake, where groundwater tends to run high
Secondary irrigation
Vineyard runs no secondary irrigation for most homes, so lawns water off metered city drinking water with no on and off dates
Growing season
USDA zone 7a, last frost late April
Wall permits
In Vineyard a retaining wall over 4 feet generally needs a permit under the state residential code the city uses, and we confirm the current rule with Vineyard

The Vineyard challenges

Why Vineyard backyards fail

Patios poured on soft ground

A slab or paver patio set on stirred-up, wet silt sinks as the soil underneath squeezes down. You see cracks, a low corner and water pooling against the house. Patching the crack does nothing for the ground below it, so the crack comes right back.

Lawn that never dries out

On flat lots with slow-draining soil, too much water and no slope leave a soggy lawn, moss and mower ruts. More grass seed will not help. The fix is grade, drainage and a sprinkler schedule built for this soil, with time for the ground to dry out between runs.

Grades that tilt toward the house

Settled backfill along the foundation leaves a low strip where water collects. Window wells fill and basements can get damp. A rebuild resets that grade first, before any new patio or bed goes in. Building on top of a bad grade just locks the problem in.

Sprinkler pipe under everything

Earlier projects sometimes bury sprinkler pipe under pavers or pour a slab over a valve box. When it leaks, there is no way in. We reroute lines and put valves where you can reach them, in boxes you can find without a shovel.

The J&H approach

How we rebuild a Vineyard backyard

1 How we handle it

Find the real cause

We dig test holes, check grades and run the sprinklers to watch where the water goes. You get a plain report of what failed and why, with photos, before we talk about the new design.

2 How we handle it

Fix the ground first

We remove soft soil, rebuild the base in packed lifts and regrade so the yard falls away from the house. Drain lines, downspout tie-ins and sprinkler mains go in while the yard is open, which is the cheapest time to do it.

3 How we handle it

Rebuild for how you live now

With the ground fixed, we build the new yard: patio, turf or lawn, beds, shade and lighting. You keep what still works and change what never did. If the old layout never fit how your family uses the yard, this is the time to fix that too.

Vineyard questions

Backyard Rebuild in Vineyard: what people ask

Can you save part of my Vineyard yard?
Usually, yes. Healthy trees, a sound slab and straight fence lines are worth keeping. We test what is there and only tear out what failed or blocks the fix. You see that list before we start.
My lawn is always soggy. Is it the sprinklers or the ground?
Often both. Lake silt drains slowly and groundwater can sit high near the lake, so extra water has nowhere to go. A leaky valve or long cycles make it worse. We test the system and the soil and fix whichever one is causing it.
How do you keep a rebuilt patio from sinking again?
We dig out the soft soil, lay road base in thin lifts, compact each one and add fabric where the ground is wettest. Then we slope the patio away from the house and make sure water has a way off the lot.
