Backyard Rebuild in Lindon

Starting over on Lindon ground

Some Lindon yards have been patched for decades. A new section of sprinklers here, a patio there, sod rolled over a low spot that still holds water. On old orchard and farm ground, those patches pile up until nothing works together. The lawn has dead spots, the patio has sunk, and stumps or roots keep surfacing in places you thought were cleared.

The cause is almost always underneath. Near the Marina, it is lakebed clay that holds water and a yard that was never graded to move it. On the orchard flats, it can be old stumps rotting out under the lawn and leaving dips. On the bench under Timpanogos, it may be a wall with no drainage starting to lean. Patching the top never fixes any of those.

A rebuild takes the yard down to dirt so we can fix what is under it. We have done more than 200 projects across Utah County, and a rebuild is where that experience counts most. We regrade, pull old roots, rebuild walls, put in a new sprinkler system for Lindon's metered secondary water and lay real topsoil. Then the new yard goes on top.

Lindon still has that little-bit-of-country feel, which usually means bigger former-orchard lots, more yard to design and water, and old ag ground to work around.

The Lindon challenges

Why Lindon yards fail

Stumps and roots under the lawn

Former orchard lots often have stumps and big roots buried under the yard. As they rot, the ground sinks in odd spots. Lawns get lumpy, patios tip and sprinkler lines shift. You have to dig them out to fix it for good.

Clay with nowhere to drain

On west Lindon lots, water from storms and sprinklers sits on the clay. Over time it kills grass in the low spots and works its way toward the foundation. Regrading the whole yard is often the only fix that lasts.

Add-on sprinkler systems

Years of add-ons leave a system with leaks, mixed parts and zones that make no sense. On metered water those leaks cost real money. Patching a system like that often costs more over time than replacing it. We will tell you which way makes sense for your yard.

Old walls past their life

Bench lots often have old walls with no footing and no drainage. Once they lean, they get worse every winter. A rebuilt wall over 4 feet needs a permit and an engineered design under Lindon City Code. We rebuild them to code, with drain rock and pipe behind them.

The J&H approach

How we rebuild Lindon yards

1 How we handle it

Tear down to dirt and look

We remove failed sod, old hardscape and junk rock, then study the bare ground. That is when stumps, soft spots and old pipe show up, and the plan gets set by what we find instead of what we guessed.

2 How we handle it

Fix the ground properly

We pull stumps and big roots, fill and compact the holes, and regrade so water leaves the yard. Clay spots get drains or dry wells. Failing walls get rebuilt with a base and drainage, and engineered when the height calls for it.

3 How we handle it

Rebuild on a clean slate

New sprinklers zoned for sun, shade and slope go in, then screened topsoil over loosened ground. After that, lawn, beds, patios and lighting go back on a yard that is finally ready for them. Nothing old is left hiding under the new work.

Lindon questions

Backyard Rebuild in Lindon: what people ask

Is a full rebuild better than fixing one problem at a time?
If the same problems keep coming back, yes. Money spent on patches over bad grading or rotting stumps comes right back as the next repair. A rebuild costs more once, but it fixes the cause, so the yard stops needing a rescue every spring.
Can you keep my old trees during a rebuild?
If they are healthy and fit the new grade, yes. We mark the trees to keep before tear-out and protect their roots during the work. Trees in decline we talk through with you, because removing one later costs more once the new yard is in.
How long does a Lindon backyard rebuild take?
It depends on the size of the lot and whether walls need engineering and permits. Big former-orchard lots take longer than small yards. We give you a schedule with your written quote and time sod and planting to Lindon's secondary water season.
