New-Construction Landscaping in American Fork

From bare dirt to a finished American Fork yard

A new home in American Fork usually comes with a bare lot. The builder graded the dirt and left. What is on top is often subsoil from the basement dig, packed hard by trucks. On the lakebed silt common in the lower, western part of town, that ground drains slowly. Lawn laid on it without prep roots shallow and starts to struggle by its first July.

Newer homes near I-15 and the FrontRunner station, like the Edgewater area, often come with an HOA and its own landscaping rules. Many older parts of town have none. If you have an HOA, find out the rules and any deadline early. We plan the order of work so the front yard can be done first if the HOA asks for it.

Then the water. American Fork's pressurized irrigation runs April 15 to October 15 on meters, and a lot that is not hooked up yet pays a connection fee to the city. We design zones for your watering days, add the filter the city recommends and plant at the right time. The zone runs 6a to 7a depending on the lot, so tender plants wait for the last frost, usually around late April.

American Fork sits at the foot of Timpanogos where the river comes out of the canyon, so one town runs from soft lakebed silt that ponds and settles on the flats to boulder ground at the canyon mouth, all watered on the city's metered PI schedule.

Know your American Fork ground

Elevation
About 4,613 feet
Ground
Lake Bonneville silt and clay on the flat plain that settles and ponds, river gravel under it at depths that vary, and boulder-rich fan ground at the mountain front
Secondary irrigation
American Fork runs its own metered pressurized irrigation from April 15 to October 15, with even and odd watering days that the city adjusts in dry years
Growing season
USDA zone 6a to 7a, depending on the lot, last frost around late April
Wall permits
In American Fork any fence or wall over 48 inches needs a plan and a permit from the Building Division (City Code 17.5.115), and lots on the city's hazard map can need a soils report

The American Fork challenges

New-build problems we fix in American Fork

Packed builder dirt

Heavy trucks pack a new lot hard, and the top layer is often subsoil. We rip it up, bring in topsoil and grade it, so the lawn roots deep and the water soaks in instead of running down the street.

Grading left by the builder

Rough grading can leave low spots or dirt sloping back to the foundation. On slow-draining silt, that means puddles and wet window wells. We check the grade with a level and fix it before topsoil, sod or pavers go on top.

HOA rules and timing

Newer neighborhoods often have an HOA with rules on front yard plants, fences and finish dates. We read the rules with you and schedule the work so the parts with a deadline go in first and the rest follows without a rush.

Permits and inspections

Fences or walls over 48 inches need a plan and a permit before they go up. American Fork books inspections online at least one working day ahead, and a permit can expire after 180 days with no inspection. We keep the paperwork moving.

The J&H approach

How we finish new lots in American Fork

1 How we handle it

One plan for the bare lot

We draw the whole yard while it is still dirt, which is the cheapest time to place sleeves, drains and power. Then we build it all at once, or in phases if that fits your budget better.

2 How we handle it

Soil and water first

Rough grade, drainage, topsoil and the sprinkler main come first. We set up the system with a filter and zones for your watering days so new sod gets steady water from its first week on the lot.

3 How we handle it

Lawn, plants and hardscape to finish

Sod and plants go in when the weather allows, after the last frost for tender plants. Patios, walks and fences follow the plan so nothing gets dug up later to fix a mistake or squeeze in a pipe.

American Fork questions

New-Construction Landscaping in American Fork: what people ask

When should I start landscaping a new American Fork home?
Soon after you close, and sooner if you have an HOA deadline. Grading and planning can happen before the pressurized irrigation comes on in April. That way you are ready to lay sod and plant once the water is on and the frost risk has passed.
Do new homes have to hook up to pressurized irrigation?
Hooking up is not required, but the city sets culinary water rates to push outdoor watering onto pressurized irrigation. If your lot is not connected yet, there is a connection fee. We confirm the steps with the city and plan your system around it.
How much topsoil does a new lot need?
It depends on what the builder left. Packed subsoil needs to be loosened, then topped with several inches of good topsoil for lawn and more for planting beds. We check your lot before we give a number, and we sell the topsoil too.

Your dream yard. Done right. Done on time.
