Backyard Remodel in Alpine

Remodeling an Alpine backyard

A lot of Alpine backyards were put in when the house was built: a big lawn, a small patio by the door, and a slope at the back nobody uses. The house has grown up since then. The yard has not. A remodel turns that space into the place you actually spend summer evenings, with a covered patio, a kitchen, a fire feature, maybe a court, all facing Lone Peak.

On a big lot that is a big job, and it has to be built in the right order. Walls and grading first, then gas, power and drain lines, then hardscape, then sprinklers and planting. Skip ahead and you dig through finished work. Alpine adds its own layers: lawn limits for new landscaping, metered secondary water, deer on the bench, and fire safety near open hillside.

We start with a walk-through and a plan for the whole yard, priced in phases if you want to spread it out. Most big Alpine remodels take some planning, so starting the design in fall or winter puts you first in line when the ground thaws. Jackson stays on the project, so the person who promised you something is the person who sees it built. Your dream yard. Done right. Done on time.

Alpine is the big-lot town on the mountain edge under Lone Peak, where engineered walls, metered secondary water, deer on the bench and the memory of the 2012 Quail Fire all shape what a yard can be.

Know your Alpine ground

Elevation
About 5,049 feet
Ground
Mountain-front ground that changes from lot to lot, with the city mapping debris flow, rockfall and touchy soils near the mountain edge
Secondary irrigation
Alpine runs its own pressurized secondary irrigation, metered and billed in tiers, with odd and even watering days, night-only hours and a shutoff around mid-October
Growing season
USDA zone 6b to 7a, last frost often in May, later than down in the valley
Wall permits
In Alpine a retaining wall over about 4 feet needs a permit and a design by a Utah-licensed engineer, and lots above 5,350 feet fall under the city's Sensitive Lands hillside rules

The Alpine challenges

What makes Alpine remodels tricky

Old lawn, new water rules

Those big original lawns now water off a metered, tiered system. Replacing some lawn with patio, planting and rock usually cuts the bill. New landscaping also has to fit Alpine's lawn limits, which we check with the city before the design is final.

A slope where the fun should be

The back third of many Alpine lots falls away toward the valley. Turning it into a court, a fire pit terrace or a garden takes walls, and taller walls here need an engineer and a permit. That is part of the plan, not a surprise halfway in.

Access on a finished lot

Remodels happen around a house, a driveway and neighbors who are already there. Getting a skid steer into the back of an established Alpine lot without wrecking the side yard takes planning, and sometimes a temporary path we rebuild at the end.

The J&H approach

How we remodel backyards in Alpine

1 How we handle it

Design the whole yard first

We draw the entire backyard, even if you build it in two or three phases. That way the kitchen, court, lights and sprinklers all line up, and phase three does not undo phase one. You see the finished yard before we dig.

2 How we handle it

Built in the right order

Grading and walls, then pipes, conduit and drains, then stone and concrete, then sprinklers and planting. It sounds obvious. On a big Alpine lot with a lot going on, keeping that order is what keeps the job on schedule.

3 How we handle it

Finished like it belongs

We match stone and plants to the house and the hill, light the paths and steps for evenings, and leave the view open from the patio. The goal is a yard that looks like it was always meant to be there.

Alpine questions

Backyard Remodel in Alpine: what people ask

How long does an Alpine backyard remodel take?
It depends on size and whether walls need engineering and permits. A patio and planting job goes much quicker than a full yard with a court and engineered walls. We give you a written timeline by phase before work starts, so you can plan your summer around it.
Can I remodel my backyard in phases?
Yes. Plenty of Alpine owners do. We design the whole yard first, then build the heavy work in phase one. Later phases add stone, kitchens and planting without anyone digging up what is already done.
Will a remodel lower my water bill?
It usually can. Trading some lawn for patio, rock and drip-watered plants means less water on a tiered bill. We also rezone the sprinklers so each area gets what it needs. How much you save depends on your yard and your old system.
Do you handle permits for an Alpine remodel?
Yes. Engineered walls, some decks and certain structures need permits in Alpine. We pull what is needed and sort out current requirements with Alpine City and your HOA before the work begins, so inspections go smoothly.

Your dream yard. Done right. Done on time.
