Backyard Remodel in Eagle Mountain

Remodeling an Eagle Mountain backyard

Plenty of Eagle Mountain backyards were put in fast. The house closed, the deadline came, and the yard got a square of sod, a strip of rock and a small concrete pad. A few years later you want more. You want a place to cook, a fire to sit around in the evening and shade that does not depend on a tree that is still six feet tall. That is what a full remodel is for.

Out here a remodel has to answer to the weather first. The open valley lets wind run straight at the back of the house, so we plan walls, pergolas and screens to make a sheltered outdoor room. Some lots on the Ranches side look toward the Lake Mountains, and that view should frame the patio, not hide behind a fence. On the City Center side, cold nights mean fire features and heaters earn their keep.

It also has to answer to the meter. A remodel is a good time to trade thirsty lawn you never walk on for patio, planting on drip and maybe a smaller lawn for the kids. Your water bill will notice. We design the whole thing, show you the price in writing and build it with one crew, from the first day of demo to the last light fixture.

Eagle Mountain is two climates in one city, the milder Ranches by the Lake Mountains and the colder City Center out toward Fairfield, with open Cedar Valley wind, metered city water and a one-year clock on new front yards.

Know your Eagle Mountain ground

Elevation
About 4,885 feet
Ground
Alkaline, well-drained native ground that builders often leave stripped and packed hard, running saltier toward City Center
Secondary irrigation
there is no citywide secondary system, so yards run on metered city water, and lawns may not be watered from 10 a.m. to 6 p.m.
Growing season
USDA zone 6a to 7a, with cold pockets that act colder, last frost around May 15 on the Ranches side and as late as June 7 near City Center
Wall permits
In Eagle Mountain a retaining wall over 4 feet tall, counting the 30-inch footing depth, needs a building permit and engineered drawings, and no wall may rise more than 6 feet above finished grade

The Eagle Mountain challenges

What makes remodels harder here

Working around what is already there

An existing yard has sprinkler lines, a builder pad and sometimes a fence in the wrong spot. We map what is staying and what is going so the new work ties in cleanly, and you are not left with half a sprinkler system that waters the new patio.

Outdoor rooms that catch every gust

A big open patio with a kitchen and dining table is no fun when gusts blow napkins off the table and smoke into your face. We build in wind protection with seat walls, privacy screens and roofed pergolas so the space works on most evenings, not only the calm ones.

Heat for cold evenings

Even in summer, City Center evenings can turn cool fast, and the season is short. A remodel without a heat source gets used a few months a year. We plan gas fire features, heaters or a fireplace wall, and check your lot against the city's wildland-urban interface map first.

Getting equipment into a finished yard

Once fences and the neighbors' yards are in, getting a machine into the back can be tight. We plan access through a side gate or a removable fence panel and protect your driveway and front lawn on the way in and out.

The J&H approach

How we run a full remodel

1 How we handle it

Design the whole yard first

We draw the full plan, including patio, kitchen, fire, lighting, planting and sprinklers, so every piece fits together. You see it and the price before demo starts, and you can phase it if that works better for your budget.

2 How we handle it

Demo and rebuild the base

We pull out what is not staying, fix the grade so water moves away from the house and rebuild the base under every new hard surface. That is the step that keeps a big remodel from settling a few winters in.

3 How we handle it

Finish with light and planting

Low-voltage lighting goes on the patio, steps and paths. Planting is picked for your side of town and set on drip. We walk the finished yard with you, show you the controller and fix anything on the punch list.

Eagle Mountain questions

Backyard Remodel in Eagle Mountain: what people ask

Can you work around my existing patio?
Often, yes. If the old slab is sound, level and draining away from the house, we can build onto it or cover it with pavers. If it has settled or cracked, replacing it usually makes more sense. We check it on the first visit and tell you straight.
Is a remodel a good time to cut my water bill?
Yes, and on metered city water it is the right moment to do it. Swapping unused lawn for patio and drip beds, fixing old spray heads and adding a smart controller all cut use. The city has pointed residents to a Utah Water Savers landscape incentive program, but eligibility has been unclear, so we check before you count on it.
Can you build an outdoor kitchen that holds up to the wind?
Yes. We set the kitchen against the house or a wall on the windy side, use heavy countertops and a grill with a lid, and often cover it with a pergola or roof. Gas and electrical work is done by licensed trades, and we confirm permit needs with the city first.

Your dream yard. Done right. Done on time.
