Backyard Rebuild in Lehi

When patching a Lehi yard stops working

Some yards cannot be fixed one piece at a time. The lawn has dead patches no matter how you water. The patio has sunk along the house. A low corner holds water every spring, and you have replaced the same sprinkler heads three times. In Lehi, that pattern almost always points to the ground under the yard, not the plants or parts on top of it.

On the clay flats, the usual cause is grading. The builder shaped the lot roughly, then sod went on top without anyone fixing it, so water collects instead of leaving. On Traverse Mountain, it is often fill that was never compacted, or a wall with no drainage that has started to lean. Either way, the top of the yard keeps paying for what is wrong underneath. We see both kinds every season, and the fix starts the same way: find the real cause before spending a dollar on the surface.

A rebuild means we strip it back to dirt. We regrade so water leaves the yard, fix or replace walls, put in a new sprinkler system sized for Lehi's metered secondary water and add real topsoil. Then we rebuild the patio, beds and lawn on ground that will finally hold them. It is a bigger job up front, and it is the last time you fix the same problem.

Lehi is two towns in one: bare new-build lots on clay down by Thanksgiving Point with an HOA clock ticking, and steep gravel benches up on Traverse Mountain that need engineered walls.

Ground
Heavy alkaline clay on the flats and gravelly, fast-draining soil up on the Traverse Mountain benches
Secondary irrigation
Lehi's secondary irrigation runs April 15 to October 15 and is now metered

USDA zone 6b to 7a, last frost late April
Wall permits
In Lehi a retaining wall over 4 feet needs a permit and an engineered design, and Traverse Mountain slopes of 10 percent or more fall under the Hillside Preservation rules

The Lehi challenges

Why Lehi yards fail

Sod on hardpan

Many Lehi yards were sodded right over compacted subsoil. The roots never went deep, so the lawn wilts in heat and wants water every day. On a metered line that gets expensive, and no amount of fertilizer fixes ground the roots cannot reach into.

Grades that send water home

Over the years, soil settles along the foundation and the slope reverses. On Lehi clay that water does not soak away. It sits against the house, and we see it in window wells and damp basement corners more often than people expect.

Walls failing on the bench

On Traverse Mountain, a wall built without drain rock or a footing starts to lean once water and frost get behind it. Rebuilding it right may push it over 4 feet from the bottom of the footing, which means a permit and engineered design in Lehi.

The J&H approach

How we rebuild Lehi yards

1 How we handle it

Strip it and look

We pull sod, old rock and failed hardscape, then study the bare ground. That is when soft fill, clay pockets and old pipe show up. The rebuild plan comes from what is actually there, not from what we assumed.

2 How we handle it

Fix grades, drainage and walls

We regrade so water flows away from the house and off the lot. On clay we add drains or dry wells where needed. Failing walls get rebuilt with a proper base and drainage, and engineered and permitted when the height calls for it.

3 How we handle it

Rebuild on good soil

We rip the subsoil, bring in screened topsoil and install a new sprinkler system zoned for sun, shade and slope. Then the lawn, beds, patio and lighting go back in on ground that will not fight them.

Lehi questions

Backyard Rebuild in Lehi: what people ask

Is a rebuild worth it over fixing one thing at a time?
If the problems keep coming back, usually yes. New sod or another patio repair over bad grading just buys another round of the same problem. A rebuild costs more up front, but you pay to fix the cause once instead of the symptoms every year.
Can you save anything from my old yard?
Often. Healthy trees, a solid patio or good boulders can stay if they fit the new grade. We mark what to keep before tear-out starts. Anything that would have to come out later anyway, we pull now while the equipment is already on site.
Do I need a permit to rebuild a retaining wall in Lehi?
If the wall is over 4 feet, measured from the bottom of the footing, Lehi requires a permit and an engineered design. On Traverse Mountain, the hillside rules may also apply. We confirm current requirements with the city before we rebuild.
How long will my yard be torn up?
It depends on the size of the yard and whether walls need engineering. We give you a schedule with the quote, do the messy work first and keep the site tidy. Sod and planting are timed to Lehi's secondary water season, so new lawn gets water while it roots.

Your dream yard. Done right. Done on time.
