Backyard Rebuild in Alpine

When an Alpine yard has to start over

Some yards cannot be fixed one piece at a time. The wall at the back is leaning. Snowmelt runs toward the house every spring. The lawn is patchy, the sprinklers are a maze of old repairs, and the beds are overgrown with dry brush right up against the siding. In Alpine, where lots slope and winters are long, those problems feed each other. A rebuild starts underneath, with grade and water.

We tear out what is failing and look at what caused it. Often it is a wall built with no drain behind it, a yard that was never graded away from the house, or fill that kept settling. On lots near the mountain edge, the ground itself may be on the city's hazard maps, which changes what can be cut or built. Then we rebuild the yard on a base that will hold.

A rebuild is also the moment to bring an older Alpine yard up to how the town works now. Water now runs through a meter. New yards face a cap on lawn. The fire district wants the area near the house kept clear of dead brush. We fold all of that in, so the rebuilt yard costs less to run and is safer on the hill.

Alpine is the big-lot town on the mountain edge under Lone Peak, where engineered walls, metered secondary water, deer on the bench and the memory of the 2012 Quail Fire all shape what a yard can be.

Know your Alpine ground

Elevation
About 5,049 feet
Ground
Mountain-front ground that changes from lot to lot, with the city mapping debris flow, rockfall and touchy soils near the mountain edge
Secondary irrigation
Alpine runs its own pressurized secondary irrigation, metered and billed in tiers, with odd and even watering days, night-only hours and a shutoff around mid-October
Growing season
USDA zone 6b to 7a, last frost often in May, later than down in the valley
Wall permits
In Alpine a retaining wall over about 4 feet needs a permit and a design by a Utah-licensed engineer, and lots above 5,350 feet fall under the city's Sensitive Lands hillside rules

The Alpine challenges

Why Alpine yards fail

Walls with no drainage

Most leaning walls we tear out had no drain rock or pipe behind them. Snowmelt soaked the backfill, froze, and pushed. A failing wall that holds up a slope or a neighbor's yard needs a real fix, and taller replacements need an engineer.

Grade that sends water to the house

Over the years, beds get built up, paths settle and the yard tips back toward the foundation. On a sloped Alpine lot, a lot of spring melt comes down the hill. If the grade does not carry it around the house, it finds the window wells.

Overgrown brush near the walls

Shrubs planted when the house was new are now thick and woody, often with dead wood inside. Near open hillside, that is fuel right against the house. After the Quail Fire, a rebuild is a good time to thin, remove and replant with space between.

Settled patios and walks

Patios laid on thin base or loose fill sink and crack after enough Alpine winters. Patching the cracks does not last. The base has to come out and go back in right, with the pitch set so water runs off the surface.

The J&H approach

How we rebuild Alpine yards

1 How we handle it

Find the cause before we dig

We look at how water moves across your lot, what the walls are holding, and where the base failed. Then we fix the cause, not only the symptom you can see from the patio. Otherwise the same crack comes back.

2 How we handle it

Grade, drain and wall first

We regrade the yard away from the house, add drains or swales where the ground needs them, and rebuild walls with drain rock and pipe. Taller walls get an engineer and a permit, as Alpine requires.

3 How we handle it

Rebuild for today's Alpine

New sprinkler zones sized for metered water, planting that fits the lawn limits, and a clear zone around the house. You end up with a yard that looks finished and does not fight you every spring.

Alpine questions

Backyard Rebuild in Alpine: what people ask

Can you fix my leaning retaining wall?
Usually it has to come down and be rebuilt with drainage behind it. If the wall is tall or holds a slope near a house or a neighbor, we bring in an engineer and pull a permit. Wall rules in Alpine have changed over the years, so we confirm what applies to yours with the city.
Is a rebuild cheaper than a full remodel?
Sometimes. A rebuild focuses on fixing what failed, like grade, walls and sprinklers, then puts the yard back. A remodel adds new features. Many Alpine jobs end up a bit of both. We price it in writing so you can see each part.
Water pools against my house every spring. Why?
On a sloped lot, melt runs downhill and stops at the first low spot, which is often right by the house. Settled grade, built-up beds and blocked drains make it worse. We regrade and add drains so the water goes around the house and away.

Your dream yard. Done right. Done on time.
