Backyard Remodel in Highland

Remodeling an established Highland yard

Many Highland homes were finished when the plan was simple: a big lawn, a few trees and a small concrete pad off the back door. Years later, the trees are big, the lawn is a lot to water and the pad feels tiny for how you live. A remodel takes that yard and makes it fit, with real places to cook, sit, play and get out of the sun.

In neighborhoods like Highland Country Club Estates and Highland Hills, the lots have room for a lot of ideas at once. The work is picking which ones go where. A patio by the kitchen door, a fire pit out under the old trees, a court out past the lawn, all tied together with paths and low lighting so the yard still feels like one place after dark.

A remodel also means working around what is already there. Mature trees with roots under the lawn, sprinkler lines nobody mapped, an old patio on a thin base. On the bench the soil can change from sand to silt in a few yards. We dig, test and plan around all of it, the same way we have on 200+ projects across Utah County.

Highland is the big-lot town on the bench above Lehi and American Fork, where many lots are an acre or close to it, courts and horse areas share the yard, deer browse the gardens and every retaining wall goes through the city first.

Know your Highland ground

Elevation
About 4,876 feet
Ground
Lake Bonneville delta ground on the Highland bench, with gravelly pockets that drain fast next to silty pockets that hold water, and silty fan soil along the mountain edge
Secondary irrigation
Highland's pressurized irrigation runs April 15 to October 15 on even and odd days with no Sunday watering, the meters are in, and tiered billing is coming
Growing season
USDA zone 6a to 7a depending on the lot, last frost late April or later, since Highland sits higher than the valley floor
Wall permits
In Highland every retaining wall needs city approval, and a wall 4 feet or taller, or one carrying a surcharge, needs a building permit with a stamped engineered plan and a drainage plan

The Highland challenges

What a Highland remodel runs into

Big trees you want to keep

Old shade trees are one of the best things about an established Highland yard. Their roots run wide under the lawn. Trenching or pouring too close can kill a tree slowly over a few years. We lay out patios, walls and lines to stay clear of the main roots.

A sprinkler system that grew in pieces

Many older systems were patched and added to over the years, with no map. Remodeling around one can mean broken lines and dry zones. We often replace the main lines and valves in the remodel area so the new yard starts with a system built for it.

More lawn than you want to water

With meters on Highland's pressurized irrigation and tiered billing coming, a wall-to-wall lawn costs more each year. A remodel is the right time to cut lawn back to where you use it and turn the rest into beds, rock or a court.

Living in the house during the work

You still need the back door, the driveway and the dog run. We plan the order of work and the access route so a large job does not shut down your house for weeks. On a big lot we stage materials out of the way, too.

The J&H approach

How we run a Highland remodel

1 How we handle it

Design the whole yard first

Jackson walks the yard with you, and we draw one plan for all of it, with costs by area. You can build it all at once or in phases, and the lines and drains go in with the full plan in mind.

2 How we handle it

Protect what is worth keeping

We mark trees, beds and hardscape you want to keep, fence off root zones and route equipment around them. Old work that will not last, like a cracked pad on a thin base, comes out.

3 How we handle it

One crew, start to finish

Demo, grading, hardscape, sprinklers, planting and lighting are all handled by our team, so you have one schedule and one person to call. We walk the finished yard with you before we call it done.

"Jackson and his crew did a phenomenal job on our back yard. I had a vision and they brought it to life. We had them do a retaining wall, grading, underground trampoline, sprinkler system, and sod. They met deadlines, communication was on point, and the whole crew was friendly.…"

Highland questions

Backyard Remodel in Highland: what people ask

How long does a Highland backyard remodel take?
It depends on the size and what is in it. A patio and planting job is much quicker than a full yard with a court, a kitchen and new sprinklers, and permits add time. We give you a written schedule with the quote so you can plan around it.
Can I remodel my backyard in phases?
Yes, and on a big Highland lot many people do. We draw the whole plan first, then build in an order that makes sense. Main sprinkler lines, gas, power and drains go in early so later phases do not tear up the first one.
Do I need a permit for a backyard remodel in Highland?
General landscaping and a concrete patio with no roof do not need a building permit. Retaining walls 4 feet and up, decks over 30 inches, patio covers, pools and hot tubs, and new electrical or plumbing do. Every wall and fence also needs city approval. We confirm current rules for your plan.
