Backyard Rebuild in American Fork

When it is time to start the yard over

Some yards cannot be patched. The patio has sunk, the lawn stays soggy on one side and dry on the other, and every spring brings a new leak. In American Fork the cause is often under the surface. Much of the city sits on lakebed silt and clay that drains slowly and settles under weight, and a yard built without that in mind keeps failing no matter how many times you patch it.

A rebuild starts by tearing out what failed and fixing the ground. We regrade so water moves away from the house, add drains where the low spots are and rebuild the base under the patio and walks. On the east side near the canyon mouth, the fix is often the opposite problem: digging out boulders and adding topsoil so the lawn can hold water at all.

Then we put the yard back, better than it was. New sprinkler zones set for the city's watering days, a patio on a real base, lawn where you use it and beds that fit the soil. If your lot falls on the city's hazard map for liquefaction, wetlands or steep slopes, we find out what that means for the project before the first machine shows up.

American Fork sits at the foot of Timpanogos where the river comes out of the canyon, so one town runs from soft lakebed silt that ponds and settles on the flats to boulder ground at the canyon mouth, all watered on the city's metered PI schedule.

Know your American Fork ground

Elevation
About 4,613 feet
Ground
Lake Bonneville silt and clay on the flat plain that settles and ponds, river gravel under it at depths that vary, and boulder-rich fan ground at the mountain front
Secondary irrigation
American Fork runs its own metered pressurized irrigation from April 15 to October 15, with even and odd watering days that the city adjusts in dry years
Growing season
USDA zone 6a to 7a, depending on the lot, last frost around late April
Wall permits
In American Fork any fence or wall over 48 inches needs a plan and a permit from the Building Division (City Code 17.5.115), and lots on the city's hazard map can need a soils report

The American Fork challenges

Why American Fork yards fail

Patios that sank and cracked

A thin base over wet silt lets a patio drop at the corners and crack across the middle. Patching just covers it up for a season. We remove it, dig out the soft soil and lay a compacted base that can carry the weight this time.

Soggy lawns and wet basements

Flat lots on the lakebed plain hold water after storms and long sprinkler runs. If water runs toward the house, it finds the window wells and the basement. We regrade and add drain lines so water has a planned way out of the yard.

Sprinkler systems past saving

Old pipe, mixed heads and zones that make no sense waste water on a metered system. When half the parts are failing, a new layout costs less over time than chasing leaks every summer. We lay out new zones by sun, shade and soil so each one waters what it needs.

Old lawn and rebate timing

If you plan to swap lawn for water-wise planting, Utah Water Savers rebates are open in American Fork. The lawn has to stay put until after the pre-inspection, so we schedule the tear-out for after that visit and plan the rest of the job around it.

The J&H approach

How we rebuild yards in American Fork

1 How we handle it

Find why it failed

Before we tear anything out, we figure out what went wrong. Test holes, a look at the grade and a sprinkler check tell us if the problem is soil, water or both, so the new yard does not repeat it.

2 How we handle it

Tear out and fix the ground

We haul off the failed patio, dead lawn and old pipe, then regrade, add drainage and rebuild the base. This is the step that keeps the new yard from going the way of the old one.

3 How we handle it

Rebuild on solid ground

New sprinklers go in with zones set by sun and use. Then come the patio, lawn, beds and rock. You get a yard built from the bottom up for American Fork ground and water, not a fresh coat over the same old problems.

American Fork questions

Backyard Rebuild in American Fork: what people ask

Is a rebuild better than fixing what I have?
Sometimes fixing is enough. If the patio, lawn and sprinklers are all failing for the same reason, like poor drainage on silt, patching each one costs more over time. Jackson walks the yard and tells you honestly which way makes sense.
What does a rebuild do about drainage?
We reshape the yard so water moves away from the house, add swales or drain lines for the low spots and make sure patios slope the right way. On the slow-draining lakebed ground in much of American Fork, this is usually where a rebuild earns its money.
Can I get a rebate if I replace lawn during a rebuild?
Yes, American Fork homes can qualify for Utah Water Savers lawn replacement rebates. The lawn must stay in place until after the pre-inspection, so we line up the tear-out around it. Program rules change, so we go over them with you first.

Your dream yard. Done right. Done on time.
