Landscape Design in Cedar Hills

One plan for the whole yard

Most Cedar Hills yards were finished in pieces. A lawn when the house closed, a patio a few years later, a playset dropped wherever it fit. A whole-yard design looks at the lot once and puts each part where it works best: the patio by the kitchen door, the play lawn where you can see it from inside, the court on the flattest ground and the steep bank left for tough plants.

Water drives a lot of the plan now. Since July 1, 2025, the city bills secondary water by actual use on a tiered rate, with higher charges above 150 percent of a lot's allotment in drought. For front and side yards put in by a contractor, city code caps lawn at 35 percent of the landscaped area, sets an 8 foot minimum width and keeps grass off slopes over 25 percent.

The rest of the yard can still look full. Cedar Hills counts boulders, rock, xeriscape and localscapes as landscaping, and xeriscape beds have to run on drip. The city is also on the eligible list for the Utah Water Savers landscape incentive, but a project has to be approved before work starts. We design with that timing in mind and confirm current rules with the city before we build.

Cedar Hills calls itself Utah's mile-high city, a family town on the bench at the mouth of American Fork Canyon where even a short retaining wall needs a permit, the secondary water is metered, and hillside lots in The Cedars and Canyon Heights follow their own grading rules.

Know your Cedar Hills ground

Elevation
About 4,900 to 5,300 feet, depending on the lot
Ground
An old Lake Bonneville shoreline bench and alluvial fan, so the ground can change from one lot to the next
Secondary irrigation
Cedar Hills runs its own pressurized irrigation, usually April 15 to October 15, and since July 1, 2025 bills it by actual use
Growing season
USDA zone 7a, last frost late April
Wall permits
In Cedar Hills fences and retaining walls need an installation permit, even walls under 48 inches, walls over 4 feet need a professional engineer's stamp, and H-1 hillside slopes of 30 percent or more stay natural

The Cedar Hills challenges

Design mistakes we see on Cedar Hills lots

Grass on the wrong ground

Lawn on a steep bank is hard to mow, hard to water and sheds most of what you put on it. Code keeps new lawn off slopes over 25 percent on contractor-installed front and side yards for good reason. Those banks do better as planted beds, rock or a terrace.

Skinny lawn strips

Narrow strips of grass between a walk and a fence waste water, because sprinklers cannot cover them without spraying the concrete. The city's 8 foot minimum lawn width gets at the same problem. We put grass where kids actually play and use beds for the leftovers.

A plan that forgets the deer

The bench still gets deer, and they hit new plantings hardest. A design full of soft, tasty plants near the street turns into a feeding station. We lean on tougher plants out front and keep the vegetable beds and favorite shrubs closer to the house or behind a fence.

Incentives lost by starting early

Landscape incentive programs have a catch. The project has to be reviewed and approved before any work starts. Tear out the lawn first and apply later, and you may lose your shot. We line up the paperwork before demolition, and we never promise a dollar amount.

The J&H approach

How we design a Cedar Hills yard

1 How we handle it

Walk it with you first

Jackson walks the lot with you and asks how your family uses the yard now and what you wish it did. We look at the slope, where snowmelt runs, the view out toward the valley and where the afternoon sun hits hardest.

2 How we handle it

One drawing, priced in phases

You get one plan for the whole yard, with clear pricing for each part. Some families build it all at once. Others do the patio and sprinklers this year and the court next spring, and the plan keeps phase two from tearing up phase one.

3 How we handle it

Zones built for metered water

We group plants by water need and put lawn, beds and trees on their own zones. Beds get drip, and a smart controller cuts watering when the weather does the job. You can watch your use in the city's AquaTrax app.

Cedar Hills questions

Landscape Design in Cedar Hills: what people ask

How much lawn can I have in Cedar Hills?
For front and side yards installed by a developer or contractor, city code caps lawn at 35 percent of the landscaped area, with an 8 foot minimum width and none on slopes over 25 percent. The rule as written covers front and side yards. We confirm current rules with the city and your HOA, if you have one.
Does Cedar Hills have landscape rebates?
Cedar Hills is on the eligible list for the Utah Water Savers landscape incentive run with the Central Utah Water Conservancy District. Amounts and rules change, and the project must be approved before work starts. We check the current program for your lot and plan the timing around it.
Can a design leave room for kids and still save water?
Yes. Put lawn where kids actually run, in one solid, well-shaped area, and turn the leftover strips and slopes into drip beds, rock and boulders. You keep a real play space and stop watering grass nobody walks on.

Your dream yard. Done right. Done on time.
