Backyard Rebuild in Orem

Starting an Orem backyard over from dirt

Some Orem yards are past a refresh. The lawn is patchy no matter how much you water, the patio has sunk toward the house, water sits in the back corner for days after a storm, and the sprinkler system leaks somewhere you cannot find. On culinary water, all of that costs you every single month. Patching it one more time just buys another season of the same.

A rebuild goes to the dirt. We strip the failed lawn, the broken hardscape and the tired beds, then fix what is underneath. In Orem that usually means flat grading on heavy clay with nowhere for water to go, plus soil packed hard by decades of use. We regrade, add drainage where slope alone will not work, and blend compost and topsoil into the clay so roots can finally grow.

We have built more than 200 projects across Utah County, and rebuilds are where doing the ground right matters most. Once the base is fixed, we build the new yard back with efficient irrigation zoned for culinary water, hardscape on a compacted base, and plants that like alkaline soil. Jackson gives you the plan and the price in writing before we tear anything out.

Orem is the one town around here with no secondary water, so the sprinkler design shows up on your culinary bill in a way it does not for the neighbors.

The Orem challenges

Why Orem backyards end up needing a rebuild

Flat ground that holds water

Many Orem lots have almost no slope, and after years of settling they tip back toward the house. Clay drains slowly, so water ponds, the lawn rots in spots, and the basement wall takes whatever is left over. A yard that drained fine when the house was new may not drain at all today.

Leaky, patched irrigation

Decades-old systems with buried valves and brittle pipe leak culinary water you pay for. Patching one leak often springs another a few feet down the line. A rebuild is the right time to replace the system outright, with new pipe, mapped valves and zones that make sense.

Soil packed hard as a driveway

Years of foot traffic, mowing and overwatering compact Orem clay until roots cannot get through it. Grass stays shallow and burns out every July, no matter what fertilizer or seed goes on top. You cannot fix packed clay from the surface down.

Hardscape on a failed base

Patios and walks laid on thin base over clay heave and sink with every winter. Once the base fails, resetting the top layer does not hold for long. The whole thing needs to come out and go back down right.

The J&H approach

How we rebuild Orem yards

1 How we handle it

Strip it and look underneath

We remove the failed lawn, hardscape and beds, then check the grade, the soil and where the water collects. We show you what we found, and how it changes the plan, before we rebuild a thing.

2 How we handle it

Fix grading, drainage and soil

We regrade so water leaves the yard, add swales or drain lines where the lot is too flat to do it alone, and blend compost and screened topsoil into the clay instead of tilling it into a brick.

3 How we handle it

Rebuild to last and save water

New irrigation goes in with separate lawn and bed zones, drip and a smart controller. Hardscape goes on a compacted base. Plants are picked for Orem's clay and its late-April frost, and grouped so every zone runs only as long as it needs to.

Orem questions

Backyard Rebuild in Orem: what people ask

Does my yard need a rebuild or a remodel?
If the problems are underneath, like grading, drainage, failing walls or packed soil, you need a rebuild. If the bones are good and you want more on top, a remodel works. Jackson will walk it with you and give you a straight answer on which one makes sense.
Is a rebuild worth it on culinary water?
Often, yes. A failing yard on a leaky system can burn a lot of culinary water every summer. A rebuild fixes the leaks, the soil and the grading at once, so the new yard needs less water to look a lot better.
Can you keep my big trees?
Usually. We protect the root zones during grading, keep equipment off them, and adjust the plan around them. If a tree is failing or blocking a fix the yard needs, we tell you and talk through the options.
What happens first in a rebuild?
Demolition and grading, then drainage and irrigation mainlines, then base and hardscape, then soil prep, sod and planting. That order means nothing new gets torn up later to fix something underneath it. You get a schedule for each step with the quote.
