Backyard Remodel in Woodland Hills

A premium yard with a view to match

People move to Woodland Hills for the big lots, the quiet and the view across Utah Valley toward Timpanogos. A lot of those backyards still look like the day the house was finished: a steep bank, some native oak, a strip of lawn and a deck. A full remodel turns that slope into rooms you actually use, with a patio for the view, a kitchen, a fire feature and flat lawn for the kids.

The work behind a premium yard up here is mostly out of sight. Terraces and walls make the flat ground, and walls over 4 feet need engineering and inspection. Snowmelt has to drain away from every new surface. The kitchen and fire feature need to sit away from the septic field and on stone with clear space around them. And with the whole city in the wildland-urban interface, the plantings next to the house should follow the fire guide.

We plan the whole remodel at once, price it so you can see where the money goes, and build it with our own crew. On a project this size that matters, because the people who dig the terraces are the same people who set the stone and plant the beds, and nothing gets lost between trades. Your dream yard. Done right. Done on time.

Woodland Hills rises about 1,200 feet from its lowest homes to its highest, most lots run on septic, every yard drinks metered city water and the whole town is treated as wildland-urban interface, so a yard here gets planned around slope, drain field and fire before anything else.

Know your Woodland Hills ground

Elevation
About 5,000 to over 6,200 feet
Ground
Rocky, well-drained foothill soil on steep slopes, with mapped landslide, alluvial-fan and fault hazards in parts of town
Secondary irrigation
Woodland Hills runs no secondary irrigation, so every yard waters on metered city culinary water
Growing season
USDA zone 6b, last frost mid to late May
Wall permits
In Woodland Hills a retaining wall over 4 feet, or steeper than 2 to 1, needs engineering and inspection, and a lot with overall slope over 15 percent needs a geotech report

The Woodland Hills challenges

What can sink a remodel up here

Remodels that ignore the slope

A beautiful patio set on a hillside without a plan for water will crack and drift. The slope above it keeps sending snowmelt down every spring. Grading and drainage come first on a remodel here, even if they are the least exciting lines on the bid.

Fire features tucked into the oak

Native Gambel oak and maple make a lovely edge for a yard, and they also burn. In a city treated as wildland-urban interface, a fire pit or kitchen tucked into the oak is a bad idea. We keep fire features on stone with open, low planting around them.

Getting in without wrecking things

A remodel means getting machines into a yard that already has a house, a driveway culvert, a septic field and a lawn worth keeping. On narrow Woodland Hills roads the city has warned about blocked access, so planning the way in and out protects the parts of the yard you keep.

The J&H approach

How we run a Woodland Hills remodel

1 How we handle it

Design every room together

We design the patio, kitchen, fire feature, walls, lighting and planting as one layout. That way the walls make the rooms, the drainage serves every surface and the view lines up from the spots where you actually sit.

2 How we handle it

Build the bones first

Grading, walls, drainage, gas, power and sprinkler lines go in before any finished surface. We schedule the dig for thawed, dry ground and keep the septic field and its access lid clear the whole time.

3 How we handle it

Finish with mountain planting

We plant the outer edges with natives like maple and Gambel oak, keep the first 5 feet next to the house in stone and pavers, and choose plants that make it through zone 6b winters and the deer.

"Jackson and his crew did a phenomenal job on our back yard. I had a vision and they brought it to life. We had them do a retaining wall, grading, underground trampoline, sprinkler system, and sod. They met deadlines, communication was on point, and the whole crew was friendly.…"

Woodland Hills questions

Backyard Remodel in Woodland Hills: what people ask

How long does a full backyard remodel take up here?
It depends on scope, permits and weather. Engineered walls add a permit step, and the city's review can take 14 business days per round. The building season runs shorter than in the valley, so we often design over winter and break ground once the ground thaws.
Can I add an outdoor kitchen on a septic lot?
Usually, yes, as long as the kitchen, its slab and any utility trenches stay off the drain field. We locate the septic system first and route gas, power and water around it. A kitchen attached to the house in a mapped hazard area can also need a hazard study.
Can you phase a remodel over two seasons?
Yes, and on a big lot that is common. We design the whole yard first, build the grading, walls and main patio in the first phase, then add the kitchen, fire feature or planting the next season, so nothing gets torn up twice.

Your dream yard. Done right. Done on time.
