Backyard Rebuild in Springville

Starting over on a Springville yard that keeps failing

A yard that needs a rebuild tells you. Pavers have sunk, the wall at the back is leaning, the lawn is soggy in one corner and brown in another, and the sprinklers mist more than they spray. In Springville those problems usually come from a short list: clay that was never drained, a bench slope that was never held, and sprinklers put on high-pressure secondary water without a reducer.

Older parts of town, like the streets around the Art City downtown, have yards that were built in layers over many years. Old concrete, buried pipe and settled fill can all be hiding under the lawn. Up on the bench, a yard can fail within a few years when the slope was graded for the house and not for the yard behind it.

A rebuild takes all of that out. We strip the yard to dirt, find what is buried, and regrade the whole lot so water leaves the house. Then we rebuild in order: drainage, walls, sprinkler mains with a filter and pressure reducer, hardscape on a real base, topsoil, planting and lights. The same crew does all of it, and Jackson is the one you call.

Springville, Art City, spreads from about 4,400 feet by Utah Lake up past 5,600 feet on the east bench, so a west-side clay yard and a bench view-lot are different soil, drainage and frost worlds, and one quote does not fit both.

Know your Springville ground

Elevation
About 4,551 feet
Ground
Heavy Lake Bonneville lakebed clay on the valley floor, gravelly cobble-filled fan soil up on the east bench, and Hobble Creek bottoms with a high water table
Secondary irrigation
Springville runs its own city pressurized irrigation, on around April 15 and off around October 15, and the high line pressure means most systems need a filter and a pressure reducer
Growing season
USDA zone 6b to 7a, last frost early-to-mid May on the bench
Wall permits
In Springville a retaining wall over 4 feet, footing included, needs a permit and engineering, and east-bench lots can fall in the Hillside Overlay with added grading rules

The Springville challenges

Why Springville yards end up needing a rebuild

Buried surprises in older yards

Yards near downtown and in older Springville neighborhoods can hide old concrete, abandoned irrigation, buried debris and settled fill. Building over it means the new patio sinks wherever the old fill was soft. All of it has to come out before anything new goes in.

Slopes held by nothing

On the bench, plenty of backyards were left as cut slopes with a few shrubs. Every storm moves a bit of soil downhill. By the time a homeowner calls, the bottom of the yard is buried in silt and the top is bare, cobbly ground.

Clay that never drained

West-side and creek-bottom yards often sit flat on lakebed clay with no real drainage plan. Water stands on the lawn and next to the house, and frost heaves the walks. New sod on that ground just dies the same way the old sod did.

Systems that fought the pressure

Old irrigation on Springville's high-pressure secondary water, run without a filter or reducer, has usually been patched many times. Cracked fittings, worn valves and clogged nozzles add up. A rebuild is the right time to replace it rather than move old pipe around.

The J&H approach

How we rebuild a Springville backyard

1 How we handle it

Strip to dirt and look

We remove everything that is failing: old sod, sunken pavers, leaning walls, old pipe. Then we study the bare ground for buried concrete, wet spots and soft fill, and fix those before anything new goes in.

2 How we handle it

Regrade for your side of town

On clay we grade the whole lot to fall away from the house and add drains where the clay will not move water. On the bench we terrace the slope, build drained walls and catch runoff coming from above.

3 How we handle it

Rebuild with new irrigation

The new system gets a filter, a pressure reducer, matched nozzles and drip in the beds, all zoned for your soil. Hardscape goes back on a deep compacted base, and the planting fits your elevation and the deer, if you are up on the bench.

Springville questions

Backyard Rebuild in Springville: what people ask

Is a rebuild worth it over patching?
If two or three things are failing at once, usually yes. In Springville the shared cause tends to sit under the surface: clay with no drainage, a slope nobody held, or an over-pressured sprinkler system. Patching the top leaves that cause right where it was.
Will you haul away the old yard?
Yes. Old sod, broken concrete, block and pipe get hauled off as part of the job. On bench lots, good cobble and boulders we dig up can stay and go back into walls or dry creek beds, if you want to keep them.
Can you rebuild a yard near Hobble Creek?
Yes. Creek-bottom lots need extra drainage work because of the high water table. We lift low spots with compacted fill, run drains to an outlet lower on the lot, and put a deeper base under any hardscape. We also respect the floodplain and check with the city.

Your dream yard. Done right. Done on time.
