Backyard Rebuild in Payson

When a Payson yard is past patching

Some yards are not worth fixing one piece at a time. The lawn has been dying for years. The patio has sunk on one side. Water runs toward the house every spring. The sprinkler system has so many patched lines and clogged heads that nobody remembers where the valves are. In Payson we see this most in older yards on the flats and on bench lots that were graded in a hurry and never fixed.

A rebuild starts by taking it all out. Old sod, failing pavers, dead shrubs, rotten edging and the old sprinkler lines come up and get hauled off. Then we look at what is under it. On the valley floor, that is usually packed Lake Bonneville clay that has not drained well in years. On the east bench, it can be cobble with only a thin skin of soil on top. The fix depends on which one you have.

Then we rebuild from the bottom up. New grades move water away from the house, with drains where the yard needs them. A new sprinkler system goes in with a filter on the secondary line, built for Payson's hard water and sediment. Fresh topsoil, new hardscape on a proper base, then lawn and plants. Jackson walks the yard with you first and tells you plainly whether it needs a rebuild or just a few good repairs.

Payson has two quirks an outside crew misses: very hard culinary water, around 11.7 grains a gallon, that scales up sprinkler heads, and a secondary system that carries canyon sediment, so filtration matters here.

The Payson challenges

Why old Payson yards give out

Old grades that drain to the house

Plenty of older Payson yards were graded once, decades ago, and have settled since. Low spots form next to the foundation and the window wells. Spring snowmelt off the bench and summer storms end up right where you do not want them, and the problem grows a little every year.

Sprinklers patched to death

Years of hard water scale and secondary sediment wear old systems down. Owners patch lines, swap heads and add zones until nothing matches anything. Coverage gets worse every summer, and the leaks get harder to find because nobody has a map of what is in the ground.

Dead soil under the lawn

Under a tired Payson lawn there is often packed clay with almost no topsoil left, or bench cobble sitting close to the top. Laying fresh sod over that will not last long. The roots have nowhere to go, so the new lawn looks like the old one by its second August.

Hardscape that sank or heaved

Patios and walks laid on thin bases sink on clay and pop up over bench rock. Freeze and thaw from fall through late April widens the gaps every winter. Lifting and resetting a few pavers rarely holds, because the base under them is the part that failed.

The J&H approach

How we rebuild a Payson yard

1 How we handle it

Tear out to bare ground

We remove the failed lawn, plants, hardscape and old pipe, and haul it all away. That gives us a clean look at the soil and the grade, so the new yard gets built on what is really there and not on guesses.

2 How we handle it

Fix the dirt and the water

We regrade to move water off the house, add drains or swales where they are needed, and loosen packed clay or pull out cobble. Then we bring in screened topsoil everywhere something is supposed to grow.

3 How we handle it

Every system built new

New sprinkler mains, valves and heads, with a filter on the secondary line. New hardscape on a proper base. New sod, beds and lights. You end up with one yard where every part was planned alongside the others.

Payson questions

Backyard Rebuild in Payson: what people ask

How do I know if I need a rebuild or just repairs?
If the problems sit in one area, repairs usually make sense. If the grade, the sprinklers and the lawn are all failing at once, a rebuild often costs less than years of fixes that do not hold. Jackson will walk your lot and tell you honestly which one it needs.
Can you keep some of my existing yard?
Yes. Healthy trees, a good patio or a wall that is still straight can often stay. We work around them and protect their roots and footings while the rest of the yard gets rebuilt. Tell us what you love about the yard now, and we plan the new one around it.
How long does a rebuild take in Payson?
Tear-out goes quickly. Grading, drainage and new sprinkler lines take most of the time. Planting depends on the season, since the last frost in Payson comes in late April. We give you a schedule with the quote, so you can plan around it.
Do I need to replace my whole sprinkler system?
Not always. If the main line and valves are in good shape, we can keep them and replace the heads and lateral lines. If the system is old and patched every which way, starting fresh with a filter usually costs less over time.

Your dream yard. Done right. Done on time.
