Backyard Rebuild in Highland

When a Highland yard has to start over

A rebuild is different from a remodel. A remodel adds to a yard that mostly works. A rebuild starts when the yard does not: water pooling against the foundation, a wall leaning out, a patio sunk in the middle, sprinkler lines breaking every summer. On a Highland lot, those problems usually trace back to the ground and the grade, so that is where the fix has to start.

The Highland bench is a delta of sand, gravel and silt laid down by the American Fork River and Dry Creek. The silty pockets hold water and move when they freeze. A patio or wall built without a base made for those spots is a common way yards fail up here. Near Dry Creek, the city flagged flood worries in 2023 and asked homeowners to check their property and keep storm drains clear.

So we take it down to dirt where we need to. We regrade so water moves away from the house and to a spot the city allows, rebuild walls with drainage behind them, and pour or lay new hardscape on a compacted base. Then the lawn, beds and sprinklers go back in. You end up with a yard that works underneath, and one that looks new on top.

Highland is the big-lot town on the bench above Lehi and American Fork, where many lots are an acre or close to it, courts and horse areas share the yard, deer browse the gardens and every retaining wall goes through the city first.

Know your Highland ground

Elevation
About 4,876 feet
Ground
Lake Bonneville delta ground on the Highland bench, with gravelly pockets that drain fast next to silty pockets that hold water, and silty fan soil along the mountain edge
Secondary irrigation
Highland's pressurized irrigation runs April 15 to October 15 on even and odd days with no Sunday watering, the meters are in, and tiered billing is coming
Growing season
USDA zone 6a to 7a depending on the lot, last frost late April or later, since Highland sits higher than the valley floor
Wall permits
In Highland every retaining wall needs city approval, and a wall 4 feet or taller, or one carrying a surcharge, needs a building permit with a stamped engineered plan and a drainage plan

The Highland challenges

Why Highland yards fail

Grades that run toward the house

Over the years, beds get built up, soil settles and a yard that once drained away starts tipping back to the foundation. In a wet spring on the bench, that water ends up in window wells. We shoot the grades and fix the slope so it runs the right way.

Walls with no drainage behind them

Older walls were often stacked with native soil packed right behind them. Water builds up, freezes and pushes. Highland now wants a drainage plan for walls 4 feet and up, and every wall needs city approval. We rebuild failed walls to that standard.

Patios on thin base over silt

A patio that settled in the middle usually sits on too little base over soft, silty soil. Patching it does not last. We pull it up, dig out the soft spots, rebuild the base in compacted lifts and lay it again.

Sprinkler systems full of grit

Years of untreated canyon water can leave lines, valves and heads packed with sand. Add tree roots and old patches, and the system breaks all summer. In a rebuild we usually replace it with a new, zoned system and a filter up front.

The J&H approach

How we rebuild Highland yards

1 How we handle it

Find the real cause

We walk the yard, dig test holes and shoot grades to see why it failed. Ponding, settling and leaning walls all have a cause underneath, and the rebuild plan starts there. We show you what we found.

2 How we handle it

Tear out and regrade

We remove what cannot be saved, haul it off and reshape the yard so water runs away from the house to a legal outlet. Where the soil is soft, we dig it out and replace it with compacted base.

3 How we handle it

Rebuild in the right order

Drain lines and sprinkler mains go in first, then walls and hardscape, then topsoil, lawn and beds. Doing it in that order means nothing new gets dug up to fix something else. We clean up as we go.

Highland questions

Backyard Rebuild in Highland: what people ask

Should I rebuild or just patch my Highland yard?
If the problems are small and on the surface, patch it. If water is pooling by the house, a wall is leaning or the patio keeps sinking, patching just buys a season. We look at what is underneath and tell you plainly which one you need.
Can you fix water pooling against my foundation?
Yes. Pooling usually comes from a grade that has settled or been built up wrong over time. We reshape the soil so it falls away from the house, add swales or drain lines if the ground needs them, and send the water to a spot the city allows. Then we fix the sprinklers so they stop soaking that side.
Do I need a permit to rebuild a failed retaining wall?
Every retaining wall in Highland needs city approval, a rebuild included. If the new wall is 4 feet or taller, or holds back a load, it also needs a building permit with an engineered plan and a drainage plan. We handle that and confirm current rules with the city.

Your dream yard. Done right. Done on time.
