Landscape Design in Highland

Planning a yard this big

A big lot is a gift until you try to plan it. On many Highland streets, from Highland Hills to Canterbury, the yard is an acre or close to it. Without a plan, it gets built one project at a time: a patio one year, a court the next, then a trench through both to run power. A single design keeps the order of work straight and puts the money into the parts you will use.

Water is the other reason to plan now. Highland finished putting meters on its pressurized irrigation in 2025, and tiered billing is coming. Each lot gets a yearly allotment based on its size, and use above that will cost more. A yard that is all lawn will feel it. Highland is also on the state's lawn-replacement rebate list, and that program wants an inspection before any work starts, so the design comes before the shovel.

Then there are the deer. The city's newsletter has called deer damage to trees, shrubs and gardens a real problem, and the deer come down harder in rough winters and dry summers. We plan plant lists, tree protection and fencing with that in mind. We also pick plants for a zone that runs 6a to 7a, depending on where your lot sits between the valley side and the mountain edge.

Highland is the big-lot town on the bench above Lehi and American Fork, where many lots are an acre or close to it, courts and horse areas share the yard, deer browse the gardens and every retaining wall goes through the city first.

Know your Highland ground

Elevation
About 4,876 feet
Ground
Lake Bonneville delta ground on the Highland bench, with gravelly pockets that drain fast next to silty pockets that hold water, and silty fan soil along the mountain edge
Secondary irrigation
Highland's pressurized irrigation runs April 15 to October 15 on even and odd days with no Sunday watering, the meters are in, and tiered billing is coming
Growing season
USDA zone 6a to 7a depending on the lot, last frost late April or later, since Highland sits higher than the valley floor
Wall permits
In Highland every retaining wall needs city approval, and a wall 4 feet or taller, or one carrying a surcharge, needs a building permit with a stamped engineered plan and a drainage plan

The Highland challenges

Where Highland yard plans go wrong

Lawn on every square foot

Older Highland yards were often planted with lawn edge to edge. With meters in and tiers on the way, that can turn into a big bill. We keep lawn where kids play and dogs run, and switch the leftover corners to drip beds, rock or native plants.

Plants the deer eat first

Some of the most popular nursery plants are deer candy. In Highland, they can be stripped to sticks in one winter. We lean on plants deer tend to skip, cage young trees and keep tender plants close to the house where deer visit less.

Projects that fight each other

A court poured before the sprinkler main, or a patio before the gas line, means cutting and patching later. On a big lot those runs are long, and so is the repair. We plan the utilities once, even if you build the yard in phases.

Ignoring the slope rules

Near the mountain edge and the bench bluffs, Highland bans development on slopes over 25 percent and caps graded slopes at 3 to 1. A design that needs a big flat pad on a steep spot may not get approved. We design for the ground you have.

The J&H approach

How we design Highland yards

1 How we handle it

Walk the whole lot with you

Jackson walks the property with you, from the back door to the back fence. We note sun, slope, soil, drainage, views and where the deer come through. You tell us how you want to use the yard. That walk sets the plan.

2 How we handle it

One drawing, built in phases

We draw the whole yard and price it in phases if that suits your budget. Sprinkler mains, drain lines and power get placed with the full plan in mind, so phase two never tears up phase one.

3 How we handle it

Water and plants that fit Highland

We zone the irrigation by plant type and sun, put beds on drip and size the lawn to how you use it. Plant lists favor deer-resistant, cold-hardy choices for your spot on the bench, near the valley side or up by the mountain.

Highland questions

Landscape Design in Highland: what people ask

Do I need a design before I build in Highland?
On a small yard you can skip it. On a Highland lot that may hold a court, a patio, gardens and a pasture, a plan saves money because every line and path is placed once. It also helps if you want the lawn-replacement rebate, since the inspection comes before any work.
Will a new design lower my water bill?
It can. Highland's pressurized irrigation is now metered, and tiered billing tied to your lot's allotment is coming. Less lawn, drip in the beds and a smart controller usually cut use. We cannot promise a number, but we design so your water goes where you will see it.
What plants hold up to deer in Highland?
No plant is fully deer-proof. Many native shrubs and grasses, along with strong-scented herbs, get browsed less. We also cage young trees and keep the plants deer like best inside fenced areas near the house. Then we pick from what does well in your part of town.

Your dream yard. Done right. Done on time.
