Backyard Rebuild in Eagle Mountain

When the first yard did not work

A lot of the backyards we rebuild in Eagle Mountain were put in to beat a deadline. Sod went down on packed builder dirt. Sprinklers went in with a few long zones. Plants came off a list meant for a warmer town. Five years later the lawn is patchy, the beds are bare, the patio has sunk and the water bill is high. Patching one piece at a time rarely fixes that.

A rebuild starts underneath. We strip the failed sod and old beds, then deal with the ground. USU says Eagle Mountain's native soil drains well, but construction compaction chokes off air and water. We loosen it, bring in screened topsoil and regrade so water runs away from the house. Then we rebuild the sprinkler system so each zone matches what it waters.

The new yard gets built for where you live. Near City Center, that means plants that take cold nights and alkaline, saltier ground. In the Ranches you have a little more room to play. Either way, we cover the ground with drip beds, landscape rock and lawn where you use it, so bare dirt is not sitting there growing weeds past the city's 6-inch limit.

Eagle Mountain is two climates in one city, the milder Ranches by the Lake Mountains and the colder City Center out toward Fairfield, with open Cedar Valley wind, metered city water and a one-year clock on new front yards.

Know your Eagle Mountain ground

Elevation
About 4,885 feet
Ground
Alkaline, well-drained native ground that builders often leave stripped and packed hard, running saltier toward City Center
Secondary irrigation
there is no citywide secondary system, so yards run on metered city water, and lawns may not be watered from 10 a.m. to 6 p.m.
Growing season
USDA zone 6a to 7a, with cold pockets that act colder, last frost around May 15 on the Ranches side and as late as June 7 near City Center
Wall permits
In Eagle Mountain a retaining wall over 4 feet tall, counting the 30-inch footing depth, needs a building permit and engineered drawings, and no wall may rise more than 6 feet above finished grade
Where we work
the Ranches, City Center, SilverLake, Overland, Spring Run, White Hills, Cedar Pass Ranch, Lone Tree

The Eagle Mountain challenges

Why Eagle Mountain yards fail

Sod on hardpan

Builder dirt packed by machinery stops roots a couple of inches down. The lawn dries out fast, and the usual fix is more water, which mostly runs off into the gutter. We break up the hardpan and add topsoil so the new lawn roots deep.

Weeds and tumbleweeds take over

Bare spots and thin beds fill with weeds, and spring wind blows in tumbleweeds from open land. City code limits weeds to 6 inches, and a neighbor complaint is a bad way to find that out. A rebuild covers the ground so weeds have less room.

Plants picked for the wrong climate

Plants that do fine in Provo, or even in the Ranches, can die back every winter near City Center, where the growing season at Fairfield runs only about 95 days. We replace them with tougher picks instead of buying the same plants a third time.

Patios that sank

A patio poured on loose fill near the house sinks, cracks and tips water toward the foundation. We break it out, rebuild the base and pour or lay it back with the right slope, so it sheds water away from the house for good.

The J&H approach

How we rebuild a backyard

1 How we handle it

Find out why it failed

We dig test holes, run the sprinklers and check the grade before we price anything. Knowing why the first yard failed is how we keep the second one from failing the same way, and it keeps the price honest.

2 How we handle it

Tear out and fix the ground

We remove dead sod, failed beds and broken hardscape, then rip the compacted soil, add screened topsoil and set a new grade. Drains or swales go in wherever water needs a clear path off the lot.

3 How we handle it

Rebuild with the right parts

New sprinklers get zoned by sun and use, with drip on beds and a smart controller set to the city's watering hours. Plants and lawn go back in sized to how you use the yard, not just to fill space.

Eagle Mountain questions

Backyard Rebuild in Eagle Mountain: what people ask

Is it cheaper to fix my yard or rebuild it?
If one zone or one bed is the problem, a repair is cheaper. If the lawn, beds and sprinklers are all struggling, the cause is usually underneath, and patching keeps costing you. After we look, we tell you honestly which one your yard needs.
Can you keep my trees during a rebuild?
Usually. We mark trees and healthy shrubs, protect their root zones and work around them. Young trees from the builder are sometimes the wrong kind or planted too deep, and we will tell you if one is worth keeping or better replaced.
Will a rebuild meet Eagle Mountain's water rules?
We design it to. A rebuild is a chance to bring in drip beds, a smart controller and less lawn where it makes sense. The city has been reviewing its rear yard and artificial turf rules, so we confirm what is current with the city and your HOA before the plan is final.

Your dream yard. Done right. Done on time.
