New-Construction Landscaping in Springville

Finishing a new-build Springville lot

New homes in Springville go up in two very different places: out on the west side toward Utah Lake, and up on the east bench. The builder hands both over the same way, with packed dirt and, if there is an HOA, a front-yard deadline. Under that dirt, though, the west-side lot is heavy clay and the bench lot is cobble fan soil. They need different prep before any lawn goes down.

Builder equipment packs the subsoil hard. On clay, that makes a layer water cannot get through, and new sod sits in a puddle every spring. On the bench, packed cobble holds almost nothing, and thin topsoil dries out in a week of July heat. Either way, a lawn laid straight on builder grade struggles for years and costs more water the whole time.

We rip the subsoil, set the grade to drain away from the house, and spread screened topsoil at the depth your ground needs. Then we tie into Springville's secondary water with a filter and pressure reducer, and lay out sprinklers and drip. We have 200+ projects behind us across Utah County, and ripping the subsoil is the step we never skip. We can finish the front for the HOA and do the back the same season or later.

Springville, Art City, spreads from about 4,400 feet by Utah Lake up past 5,600 feet on the east bench, so a west-side clay yard and a bench view-lot are different soil, drainage and frost worlds, and one quote does not fit both.

Know your Springville ground

Elevation
About 4,551 feet
Ground
Heavy Lake Bonneville lakebed clay on the valley floor, gravelly cobble-filled fan soil up on the east bench, and Hobble Creek bottoms with a high water table
Secondary irrigation
Springville runs its own city pressurized irrigation, on around April 15 and off around October 15, and the high line pressure means most systems need a filter and a pressure reducer
Growing season
USDA zone 6b to 7a, last frost early-to-mid May on the bench
Wall permits
In Springville a retaining wall over 4 feet, footing included, needs a permit and engineering, and east-bench lots can fall in the Hillside Overlay with added grading rules
Where we work
the Hobble Creek corridor, Spring Creek, the east bench and Canyon Road, East Hobble Creek, the west fields near Utah Lake, the Art City downtown

The Springville challenges

What a new Springville lot hands you

Packed subsoil under the topsoil

New lots are compacted by months of trucks and equipment. Topsoil spread over that without ripping makes a hard layer that roots will not cross. On west-side clay it holds water at the surface. On bench cobble it lets the topsoil dry out fast.

HOA plans and deadlines

Many newer Springville neighborhoods want landscape plans approved and front yards finished within a set time after closing. Waiting on approval can push an install into fall, right when the city's water season is ending and new sod still needs water daily.

Secondary water hookup

Every new system has to tie into the city's pressurized irrigation. Without a filter and a pressure reducer, a brand-new system starts wearing out its first summer. Springville's lines are off from about mid-October to mid-April, so late installs have little time to settle in.

Bench lots by open foothills

New homes on the east bench back up to open ground, and deer come down in winter. Young trees and shrubs on a bare new lot are easy food. The bench also frosts later in spring, so tender plants wait until early-to-mid May.

The J&H approach

How we finish new-build lots in Springville

1 How we handle it

Rip, grade, then topsoil

We rip the compacted subsoil, grade so the yard drains away from the foundation, and spread screened topsoil at the right depth for your ground: more on bench cobble to hold water, blended in on clay so it drains.

2 How we handle it

Front first for the HOA

If your HOA wants the front done by a date, that part goes in first, right after we send the plan for their review. The back follows on the same plan, with sleeves and mains already in place, so nothing gets dug up twice.

3 How we handle it

Plant for season and site

We time sod and planting to the city's water season, stake young trees, and use deer-resistant choices on bench lots. The new controller gets a starter schedule, so fresh sod gets frequent short cycles while it roots.

Springville questions

New-Construction Landscaping in Springville: what people ask

When should I start landscaping my new Springville home?
As soon as you can after closing, and sooner if your HOA has a deadline. Springville's secondary water runs about April 15 to October 15, so a spring or early summer start gives a new lawn the whole season to root before winter.
Is a bench lot more work than a west-side lot?
It is different work. Bench lots need more topsoil, rock removal, and often walls or terraces. West-side lots need the clay ripped and drained. We price your lot for what it actually needs after we walk it with you.
Do you handle the HOA submittal?
We draw the plan and give you what the HOA needs to review: the layout, plant list and materials. If they ask for changes, we make them and resubmit, so your build is not stuck waiting on paperwork.

Your dream yard. Done right. Done on time.
