New-Construction Landscaping in Vineyard

From bare dirt to done in Vineyard

Vineyard is still building, and much of that growth sits on the old Geneva Steel site along the lake. If you just closed on a new home here, you may have a front yard the builder finished and a backyard of packed dirt, or bare dirt all the way around. Either way, the clock started the day you got the keys.

There are a few clocks, in fact. Your HOA may set a date to finish the yard. The city treats weeds over 4 inches as a nuisance, and bare dirt grows them fast. And lawn rules for new yards are tightening across Utah County, so the front yard you picture may not match what your HOA or the city will approve. We confirm the current rules with Vineyard and your HOA before we design.

Then there is the water. Most Vineyard homes have no secondary irrigation, so a new lawn drinks metered city water from day one. We design the sprinklers, the lawn size and the plant list together so the yard grows in well without a shock on the first summer bill. Drip goes in the beds from the start, so you are not paying to spray water on rock.

Vineyard is the young town on the lake: flat, newer lots on silty ground by Utah Lake, mostly watered with metered city water, where the job is making a smaller yard work hard.

Ground
Fine Lake Bonneville silt and clay near Utah Lake, where groundwater tends to run high
Secondary irrigation
Vineyard runs no secondary irrigation for most homes, so lawns water off metered city drinking water with no on and off dates

USDA zone 7a, last frost late April
Wall permits
In Vineyard a retaining wall over 4 feet generally needs a permit under the state residential code the city uses, and we confirm the current rule with Vineyard

The Vineyard challenges

New-build challenges in Vineyard

Packed builder grade

Heavy equipment leaves new lots packed hard, over lake silt that already drains slowly. Sod on that roots shallow and browns in July. We loosen the ground and add screened topsoil before anything gets planted, so roots have room to go down and water soaks in.

HOA review and timing

Many Vineyard HOAs want plans approved before work starts, and some set a finish date. Review can take a while. We get you a clean plan early so approval does not eat up your building window. If the board asks for changes, we turn them around quickly.

Water-wise rules on new yards

Utah law says an HOA cannot require more than half of a yard to be non-water-wise landscape, or lawn in strips under 8 feet wide. Lawn limits for new yards are tightening around the county too. We design a front yard that looks finished and fits the rules.

Corner lots and sight lines

On a corner lot, Vineyard keeps anything over 2 feet tall out of a 30 foot triangle at the intersection, plants included. Shrubs or boulders set there can cost you a redo. We keep corner beds low with grasses, groundcover and flat rock.

The J&H approach

How we finish a new Vineyard yard

1 How we handle it

Plan and approve

We walk the lot, read your HOA rules and draw the full yard. We put together what the HOA needs for review and confirm city rules. Work starts once approvals are in hand, so nothing has to come back out.

2 How we handle it

Build from the ground up

Grading and drainage come first, then sprinkler mains and drip, then hardscape, then topsoil, plants and sod or turf. That order keeps us from digging up anything that is already finished, and it keeps heavy equipment off the new sod.

3 How we handle it

A handoff that sticks

We set the controller for new sod and show you how to step it back as the roots take. You get a simple watering plan for the first summer so the new yard makes it through its first July.

Vineyard questions

New-Construction Landscaping in Vineyard: what people ask

Can you finish my Vineyard yard before the HOA deadline?
Usually, if you call early. Design and HOA review take time, and spring calendars fill fast. If time is short, we can finish the front yard first and run sleeves to the back so phase two goes in without tearing anything up.
How much lawn can I put in a new Vineyard yard?
Lawn limits for new yards are tightening around Utah County, and Utah law caps how much non-water-wise landscape an HOA can require. Vineyard's rules can change, so we check the current limits with the city and your HOA before we lock the plan.
Should I do sod or turf on a new Vineyard lot?
It depends on how you use the space. Real sod is cooler underfoot and cheaper to put in, but it runs on metered city water. Turf costs more up front and needs almost no water. A mix often works: a small sod play area and turf or plants elsewhere.

Your dream yard. Done right. Done on time.
