New-Construction Landscaping in Saratoga Springs

The Saratoga Springs landscaping clock

If you just moved into a new home in Wildflower, Legacy Farms or any of the new streets in Saratoga Springs, a clock is already running. City code says lots a third of an acre or smaller must landscape the front and street-side yards within 1 year, and the side and back yards within 2 years, after the certificate of occupancy or ownership. Bigger lots must landscape at least a third of an acre, front yard included. Your HOA may set an earlier date.

The code also shapes what you put in. At least a quarter of the front yard landscaping has to be planted instead of rock or hardscape. The park strip gets landscaped at the same time as the front yard, from its own short list of allowed materials. Front yard turf takes an application and has to meet the city's specs. Knowing all of that before the first truck shows up saves a lot of tearing out later.

Water timing matters as well. The pressurized irrigation line charges the week of April 15 and needs about two weeks to reach full pressure, so very early spring sod can be tight. The city lets you water new grass during the 10 a.m. to 6 p.m. window it normally asks you to skip. We schedule the install around all of it and hand you a yard that meets the deadline and keeps on growing.

Saratoga Springs went from about 1,000 people in 2000 to an estimated 61,000 in 2025, so most yards here started as bare dirt on a city deadline, watered by a metered pressurized line that charges more once you pass your lot's allotment.

The Saratoga Springs challenges

New-build problems we see in Saratoga Springs

Builder subsoil left on top

After the basement dig, what is left on top of most new lots is packed subsoil, not growing soil. Sod laid on that roots shallow and fights every summer on a metered line. We rip the packed layer and bring in screened topsoil before any sod goes down.

Two deadlines, one design

The front is due a year before the back. Without a whole-yard plan, phase one gets built with no thought for phase two, and finishing the back means trenching through the brand new front lawn to get sprinkler lines where they need to go.

Rough grade left by the builder

The builder's rough grade is a starting point, not a drainage plan. The city points to unfinished yards and construction sites as common flood sources. We set the final grade to fall at least 5 percent away from the house before anything gets planted.

The park strip left for last

The park strip is easy to forget until the end. Gardens, fruit trees, gravel and concrete are not allowed there, and rock or pavers need at least 30 percent plants. We build it with the front yard, the way the code asks, so it is not a surprise later.

The J&H approach

How we take a bare lot to a finished yard

1 How we handle it

Whole-yard plan, built in phases

We design the front and back together, then build the front first if your budget or your deadline calls for it. Sprinkler mains and sleeves run to the back during phase one, so the second phase plugs right in without tearing anything up.

2 How we handle it

Ground prep that lasts

We rip packed subsoil, set the final grade off the foundation, compact any fill and spread screened topsoil where the lawn and beds will grow. That prep is what keeps a new yard from settling, puddling or browning out by its second summer.

3 How we handle it

Built to the paperwork

We lay out the 25 percent planting rule, the park strip and any front yard turf to meet city code, and we draw a plan you can hand to your HOA. We check current rules with Saratoga Springs and your HOA, then build to them.

Saratoga Springs questions

New-Construction Landscaping in Saratoga Springs: what people ask

When is my Saratoga Springs front yard due?
On lots a third of an acre or smaller, city code gives you 1 year after the certificate of occupancy or ownership for the front and street-side yards, and 2 years for the side and back yards. Your HOA can set its own date on top of that. We confirm both before we put you on the schedule.
Can I lay sod before the irrigation water is on?
You can, but it needs water right away. The city charges pressurized irrigation the week of April 15, and full pressure takes about two more weeks. For an early spring install, we plan a backup way to water it or time the sod for when the line is ready.
Can my back yard just be dirt for now?
Not for long. The code expects back yards to be fully landscaped within the deadline. The exception is a back yard fully enclosed by a 6 foot privacy fence that reaches the ground, which can use a stabilized protective ground cover instead. Loose bare dirt is not that, so we confirm the details with the city.

Your dream yard. Done right. Done on time.
