Grading and Retaining Walls in Lindon

Moving water and holding ground in Lindon

Lindon drops from the Timpanogos foothills down to the Utah Lake shore, and water follows that same path. On the bench, rain and snowmelt move fast across the slope. Down near the Lindon Marina, the ground flattens into lakebed clay, and the water slows down and sits. Good grading in Lindon starts with knowing which end of that path your lot is on.

The rules matter too. Lindon City Code Chapter 19.95 says a retaining wall over 4 feet needs a building permit and an engineered design by a licensed engineer, and front-yard walls have their own height limit. Lots up on the bench can also fall in the Foothills and Canyons Overlay Zone, which adds its own review. We confirm current requirements with Lindon Building and Inspection on every job.

Big Lindon lots add another wrinkle. Old orchard and farm ground was never shaped around a house. Some of these lots have high and low spots, or drain toward the home instead of away from it. We fix that with grading, swales and drains, and we build walls that hold, with drain rock and pipe behind every one of them.

Lindon still has that little-bit-of-country feel, which usually means bigger former-orchard lots, more yard to design and water, and old ag ground to work around.

The Lindon challenges

Where Lindon grading goes wrong

Slow drainage on Marina clay

West Lindon clay can hold water for days. A yard with too little fall, or one graded toward the house, ponds after every storm. Lawns rot in the low spots and water creeps toward foundations and window wells, a little more each spring.

Bench lots in the overlay zone

Up under Timpanogos, lots in the Foothills and Canyons Overlay Zone can slope hard. Cutting and filling there gets more review, and walls are often needed to make flat space. Doing it without a plan can mean failed inspections and rework.

Engineered walls over 4 feet

Lindon requires an engineer's design on walls over 4 feet, and that is not paperwork for its own sake. A tall wall holding wet soil puts real pressure on its base, and on a sloped lot a failure can take out the neighbor's yard too.

Big lots with old farm grades

Former orchard ground often has humps and dips left from years of farming. On a large lot, a small grading error spreads water over a big area. Getting the overall fall right matters more here than on a small subdivision yard.

The J&H approach

How we grade and build walls in Lindon

1 How we handle it

Grade the whole lot as one system

We shoot elevations across your full lot, not just around the back patio. Then we set a fall that carries water off the property, with swales, drains or a dry well wherever the clay needs help moving it.

2 How we handle it

Engineer and permit walls that need it

For walls over 4 feet, we work with a licensed engineer and pull the permit through Lindon Building and Inspection. Every wall, tall or short, gets a compacted base, drain rock and a pipe so water cannot build up behind it.

3 How we handle it

Terraces that turn a slope into yard

On bench lots, we break a slope into level terraces with shorter walls, spaced so they do not load each other. You get flat ground for lawn, a patio or a garden, and we plant the faces so they hold soil.

Lindon questions

Grading and Retaining Walls in Lindon: what people ask

Do I need a permit for a retaining wall in Lindon?
Under Lindon City Code Chapter 19.95, a wall over 4 feet needs a building permit and an engineered design by a licensed engineer. Front-yard walls have their own height limit. We confirm current requirements with Lindon Building and Inspection before we build and handle the permit for you.
Water pools in my yard near the Marina. What can be done?
That is common on west Lindon clay. We regrade so water moves off the yard, then add a drain line or dry well where it still needs help. We also check that the sprinklers are not adding to the problem with long, heavy cycles the clay cannot absorb.
Can you terrace a steep bench lot?
Yes. We plan the terraces around how you want to use the yard, then size and space the walls. Walls over 4 feet get engineered. If your lot sits in the Foothills and Canyons Overlay Zone, we factor in that review from the start so it does not stall the job.

Your dream yard. Done right. Done on time.
