Backyard Rebuild in Provo

When a Provo yard needs to start over

Some yards can be refreshed. Others are failing from underneath, and no amount of new sod fixes them. In Provo the signs are easy to spot: a patio sinking toward the house, a lawn that floods every spring and cracks every August, a retaining wall starting to lean, sprinklers that water more sidewalk than grass. Those are ground problems, and they need a fix that starts in the ground.

A rebuild takes the yard down to dirt. We pull the old lawn, broken hardscape and failed walls, then deal with what is under it. On valley clay that usually means regrading so water leaves the yard, adding drains where it cannot, and working compost into the soil instead of tilling it into a brick. On bench lots it can mean rebuilding walls with real drainage behind them and packing the fill that was never packed.

Then we build the yard back: a new sprinkler system zoned for clay, new hardscape on a proper base, and new planting picked for zone 6b to 7a and alkaline soil. It costs more than another patch job. It also stops the cycle of fixing the same Provo yard every couple of springs, and it is the one time you can fix the whole yard's soil at once.

Provo runs from the Utah Lake flats up to the Rock Canyon bench, so one side of town is heavy clay and the other is gravel, and the yard has to be built for the ground it actually sits on.

The Provo challenges

Why Provo yards fail badly enough to rebuild

Grading that turned toward the house

Over the years, soil settles next to the foundation and the yard ends up sloping back toward the house. In Provo clay that means spring melt and sprinkler water soak in right where you do not want them. Window wells and basement corners are where it shows up first.

Hardscape set on bare clay

Patios and walks poured or laid on thin base over clay lift and drop with every freeze and every wet spell. By the time they are cracked and tilted, the base under them is the real problem. Resetting the top layer does not fix it, and it will move again.

A sprinkler system nobody can map

Older Provo systems were often added onto for years. Valves are buried under sod, zones mix lawn and shrubs, and half the heads do not match. On secondary water that wastes water today, and it will cost more once every connection in the state is metered.

Soil that has given up

Years of compaction, too much water and no organic matter leave Provo clay as hard as a road. Grass roots stay shallow and burn out in July no matter what you spread on top. You cannot fix that from the surface.

The J&H approach

How we rebuild a Provo yard from dirt

1 How we handle it

Strip it and look underneath

We remove what failed, then look hard at the dirt. Where water collects, how packed the clay is, what the old walls were sitting on. That tells us what the new yard needs, and we walk you through it before we rebuild anything.

2 How we handle it

Fix the ground first

We regrade so water runs away from the house, add drains and swales where grading alone will not move it, and rebuild walls with drain rock and pipe. The soil gets compost and screened topsoil blended in, not a deep till.

3 How we handle it

Build it back for Provo

New sprinklers zoned for clay and secondary water, hardscape on a compacted base, and plants that handle alkaline soil and a frost into May. The yard you wanted the first time, built so it stays that way.

Provo questions

Backyard Rebuild in Provo: what people ask

Rebuild or remodel, what is the difference?
A remodel keeps the bones of the yard and upgrades what sits on top. A rebuild takes it to dirt because the bones are the problem, like bad grading, failing walls or hardscape on a poor base. Jackson will walk your yard and tell you honestly which one it needs.
Can I keep my trees during a rebuild?
Often, yes. Mature trees are worth a lot in an older Provo yard. We protect the root zone during grading, keep heavy equipment off it, and shift the plan so the tree stays healthy. If one is dying or sits right where a needed drain has to go, we tell you.
Is a rebuild worth it over patching?
If you are fixing the same things every spring, usually yes. Patching keeps costing money because the cause is still sitting there under the sod. A rebuild fixes the grading, drainage and soil once, so the new yard stops fighting the ground it is built on.
Will my yard be torn up all summer?
We plan it so the messy part is short. Demolition and grading go first, then the yard comes back together in layers. We schedule around the secondary water season, so new sod and plants get water the day they go in.

Your dream yard. Done right. Done on time.
