Backyard Rebuild in Saratoga Springs

When a Saratoga yard needs to start over

Some yards cannot be patched. Water pools against the house after every storm. The lawn sinks along the foundation. The sprinkler system is a maze of leaks and mismatched heads. In Saratoga Springs, a lot of these yards were put in quickly to meet the city's landscaping deadline, and the problems under the surface were never fixed. A rebuild starts by taking the yard back down to dirt and looking at what is really there.

The city's flood page is blunt about the causes. It says yard flooding is most often tied to unfinished yards, poor grading near homes, construction sites and runoff coming off the hillsides. It calls cloudburst storms the common hazard, more than Utah Lake rising. That tells you where to look. If the ground around your house does not fall at least 5 percent away from it, no amount of new sod will keep water out of the window wells.

Down near the lake there can be one more layer to it. The Utah Geological Survey says shallow groundwater is more likely in low areas near lakes and rivers, and notes groundwater flooding is not covered by federal flood insurance. We check how wet the ground is once we dig. Then we regrade, add drains where they are needed and rebuild the yard on ground that is ready for it.

Saratoga Springs went from about 1,000 people in 2000 to an estimated 61,000 in 2025, so most yards here started as bare dirt on a city deadline, watered by a metered pressurized line that charges more once you pass your lot's allotment.

The Saratoga Springs challenges

Why Saratoga yards fail and need a rebuild

Rushed installs to beat the clock

On lots a third of an acre or smaller, front yards here are due within 1 year of move-in and back yards within 2. Some went in with sod on raw subsoil and no real grade work. They looked done on day one. A few seasons later, the lawn is thin and the low spots hold water.

Settled backfill along the house

The dirt pushed back against a new foundation keeps settling for years. As it drops, the grade tips toward the house. Patios and walks sitting on it tilt right along with it, and storm water goes exactly where you do not want it, into the window wells.

Hillside runoff with no path

Homes below a slope catch whatever runs off it in a cloudburst. After the 2020 Knolls Fire, the burn scar raised the flood risk enough that sandbags went out to neighborhoods. Even without a fire, a yard below a hill needs a planned path for that water.

Pulling grass the wrong way

If you plan to swap lawn for water-wise planting, check the rebate rules at utahwatersavers.com first. Rebate programs need approval and a site visit before the grass comes out, and eligibility varies by city. Rip it out early and you can lose the rebate for good.

The J&H approach

How we rebuild a back yard

1 How we handle it

Tear out and look underneath

We strip the old lawn, rock and broken sprinklers and see what the ground is really doing. Soft spots, wet soil and settled backfill all show up once the surface is gone. Then we plan the fix around what we find, not around what we guessed.

2 How we handle it

Grade and drainage first

We rebuild the grade to fall away from the house, cut swales for runoff from above and add French drains where water has nowhere else to go. Fill goes in compacted lifts so the new grade stays put through the next freeze and thaw, and the one after that.

3 How we handle it

New system, new yard

New sprinkler zones sized for your water allotment, screened topsoil where the lawn goes, then sod, beds and any patio or turf you want. The yard you get back is built on fixed ground, not stacked on top of the old problem and waiting for it to return.

Saratoga Springs questions

Backyard Rebuild in Saratoga Springs: what people ask

How do I know if my yard needs a rebuild instead of repairs?
If water keeps pooling at the house, the lawn dies in the same spots every year and the sprinklers leak in several places, patching each one will cost more over time. When the real problem is the grade or the ground underneath, a rebuild is the fix. Jackson can tell you which one you have after a walk of the yard.
Will a rebuild stop water in my window wells?
It often helps a lot when the water is coming from the surface. We set the grade to fall away from the house and move runoff to a safe outlet. If water is rising from shallow groundwater, that is a different problem, and we will tell you if you also need a waterproofing contractor.
Can I get a rebate for replacing my lawn?
Possibly. The city links to the Central Utah Water Conservancy District rebate program, but eligibility depends on where you live. Check utahwatersavers.com and get approval before any grass comes out. Once you know you qualify, we plan the new yard around the program's rules.
