New-Construction Landscaping in Salem

Finishing a new Salem lot

A new Salem home usually comes with a rough-graded lot and not much else. Under that dirt, the builder's equipment has packed the ground hard, and the backfill around the foundation is still settling. Under all of it sits Salem's native Lake Bonneville clay and silt, which holds water and moves. Lay sod over that without fixing it, and the lawn struggles while the low spots stay wet.

Drainage matters even more on a new lot here. If your lot sits near the pond or a spring-fed low spot, groundwater can be shallow. If it sits toward the Salem Hills bench, it slopes and sends runoff down toward the house. Either way, the yard has to move water away from your new foundation before anything else goes in. We set the grades, add drains where the lot needs them, and then bring in screened topsoil.

If your HOA sets a date for the front yard to be finished, we work back from that date, and the front can go in first. Sprinklers get hooked to Salem's metered secondary water, which comes on roughly in April depending on the canal, so we zone the system to save water from the first season. We draw the whole lot up front, so the back can wait a year without the front needing changes.

Salem grew up around a spring-fed pond, and it shows: parts of town sit over shallow groundwater, so drainage and hardscape footings near the low areas need a real plan, not a guess.

Know your Salem ground

Elevation
About 4,613 feet
Ground
Lake Bonneville clay and silt that holds water and moves
Secondary irrigation
Salem's pressurized irrigation runs on Strawberry Highline Canal water, roughly April to October, depending on canal availability
Growing season
USDA zone 6b to 7a, last frost mid-to-late May
Wall permits
In Salem a wall over 4 feet, or with an exposed face over 30 inches, or holding a surcharge, needs a permit and engineered plans (City Code 10-12-13), and walls over 10 feet must be terraced

The Salem challenges

What a new Salem lot comes with

Packed ground under the rough grade

Heavy equipment packs Salem clay into a hard layer during the build. Water sits on top of it and roots cannot get through. A lawn laid on that layer stays shallow and thirsty, and it is the first to brown out in a heat wave.

Settling around the foundation

Backfill next to a new home settles for a while after the builder leaves. In Salem clay, that settling creates low spots right along the foundation that collect water. That is exactly where you do not want it sitting. It can take a season or two before those dips show up.

HOA front yard deadlines

Many newer subdivisions require the front yard to be done within a set time. With Salem's canal-dependent water start and a last frost that can run into mid-to-late May, the window to finish can be tighter than new owners expect.

First-season water bills

New sod needs a lot of water to root. On Salem's metered secondary system, a new yard with badly zoned sprinklers and runoff off the clay can mean high bills from the very first month you move in. Plenty of new owners just run every zone long and hope for the best.

The J&H approach

How we finish a new Salem yard

1 How we handle it

Break up and grade first

We rip the compacted layer, fix the grade so it falls away from the house, and add drains near the foundation or in low spots. Then screened topsoil goes on top, loose and ready for roots.

2 How we handle it

Built around the HOA date

Your HOA date sets our calendar. The front yard goes first if needed, with the sprinkler main and sleeves sized for the backyard, so nothing has to be dug up when the back gets done.

3 How we handle it

Sprinklers zoned for the meter

Lawn, beds and slopes each get their own zones. Beds go on drip. The controller is set for short cycles that Salem clay can soak in, so new sod gets watered well without paying for runoff.

Salem questions

New-Construction Landscaping in Salem: what people ask

When can I start landscaping my new Salem home?
Right after the builder wraps up and the final grade is set. Dirt work, drains and hardscape are not tied to the frost the way planting is. Sod and plants wait for the last frost, which can run into mid-to-late May in Salem.
Is the builder's grade good enough?
It is a starting point. Rough grade often settles, and the slope away from the house can be too flat for Salem clay to shed water. We check it with a level and fix it before any topsoil or sod goes down.
What if my HOA deadline lands before the water comes on?
We can build the hardscape, grading and sprinkler system first, then lay sod once the secondary water is on and the weather allows. If it helps, we can also give you a written schedule to show the HOA.
How much topsoil does a new Salem lot need?
Most new lots need a few inches of screened topsoil over loosened subsoil for the lawn, and more for beds. We measure your lot and give you the yardage and the price in writing before anything gets ordered.
