Backyard Rebuild in Cedar Hills

When the yard is past patching

Some yards cannot be saved with a new layer of sod. The patio has sunk, a wall is leaning, water sits against the foundation every spring and half the sprinkler zones have quit. On a Cedar Hills bench lot, those problems usually share one cause underneath: grade and water. A rebuild strips the yard back to dirt and fixes that before anything new goes on top.

Slope is the big one here. This town knows what moving ground looks like, after a recurring landslide forced evacuations in 2005. Most backyard failures are far smaller than that, but the lesson holds. Water that is not carried off a slope finds its own way, under patios, behind walls and into basements. Rebuilding a yard on a slope starts with where the water goes.

Failed walls are the other common reason we get called. If the old wall went in without a permit, it may need to come out, and its replacement needs an installation permit even under 48 inches. Taller walls need an engineer's stamp. We also check whether the old wall sits in the 5 foot easement most lots have, since that changes where the new one can go.

Cedar Hills calls itself Utah's mile-high city, a family town on the bench at the mouth of American Fork Canyon where even a short retaining wall needs a permit, the secondary water is metered, and hillside lots in The Cedars and Canyon Heights follow their own grading rules.

Know your Cedar Hills ground

Elevation
About 4,900 to 5,300 feet, depending on the lot
Ground
An old Lake Bonneville shoreline bench and alluvial fan, so the ground can change from one lot to the next
Secondary irrigation
Cedar Hills runs its own pressurized irrigation, usually April 15 to October 15, and since July 1, 2025 bills it by actual use
Growing season
USDA zone 7a, last frost late April
Wall permits
In Cedar Hills fences and retaining walls need an installation permit, even walls under 48 inches, walls over 4 feet need a professional engineer's stamp, and H-1 hillside slopes of 30 percent or more stay natural

The Cedar Hills challenges

Why Cedar Hills backyards fail

Grade tipping back at the house

Over time, soil settles along the foundation and the yard starts tipping toward the house. Add a patio poured flat or pitched the wrong way and snowmelt runs straight into the window wells. Fixing it means regrading, not just adding a downspout extension.

Walls with no drainage

A leaning wall usually has no drain rock and no pipe behind it. Water builds up, freezes and shoves the top out a little more each winter. Patching the face does nothing about the push behind it. The wall has to be rebuilt with drainage.

Sprinklers buried under years of changes

Each owner adds a zone, moves a head or caps a line. After a while nobody knows what runs where, and leaks waste metered water all summer. In a rebuild we usually replace the system, so you get a clean layout and a map of it.

Fill that keeps sinking

Low spots filled with loose dirt keep settling. On an alluvial fan the ground can vary inside one yard, and soft pockets show up as dips in the lawn or cracks in a slab. We dig those out and replace them with compacted fill.

The J&H approach

How we rebuild a failed yard

1 How we handle it

Find the real cause

Before we price anything, we walk the yard, trace where water comes from and where it goes, check the walls and run the sprinklers. The quote names what failed and why, so you are not paying to rebuild the same problem.

2 How we handle it

Tear out and fix the ground

We remove the failed patio, wall, sod and old pipe, then regrade the lot so water moves away from the house and off the slope. Soft spots get dug out and replaced with fill placed and compacted in thin layers.

3 How we handle it

Build back, permitted and solid

New walls get the installation permit and, over 4 feet, an engineer's stamp. The patio goes on compacted road base, the sprinklers go in with new zones, and planting comes last. You get a yard built on fixed ground, not on top of the old problem.

Cedar Hills questions

Backyard Rebuild in Cedar Hills: what people ask

Should I repair or rebuild my backyard?
If one thing failed, repair it. If the patio, the wall and the drainage are all failing, they likely share a cause, and patching each one wastes money. Jackson walks the yard and gives you an honest answer, even when the honest answer is the smaller job.
My retaining wall is leaning. Is it dangerous?
A lean means something behind the wall is pushing harder than it was built for, usually water. A short garden wall is not an emergency, but it will not fix itself. A tall wall, or one holding up a driveway or a neighbor's yard, should be looked at soon. Keep kids off it until then.
Will a rebuild need permits in Cedar Hills?
Usually some. Retaining walls need an installation permit even under 48 inches, walls over 4 feet need an engineer's stamp, and patios, decks, pergolas and hot tubs need installation permits too. We confirm current rules with the city and your HOA, if you have one, and file the plans.
