Hardscaping and Concrete in Saratoga Springs

A patio that sheds a Saratoga cloudburst

Ask Saratoga Springs City why yards flood and you get a short list: unfinished yards, poor grading near the house, construction sites and runoff coming off the hills. A patio touches almost every item on that list. It is a big flat surface pushed right up against the foundation, often poured where the dirt was just shoved back in after the basement dig. If it tips even a little toward the house, a summer cloudburst runs straight to your basement wall.

The city asks for at least a 5 percent grade away from the home. That works out to about 6 inches of drop over the first 10 feet, and a patio has to fit inside that plan, not fight it. Down on the low lots toward the lake and the Jordan River, the Utah Geological Survey says groundwater is more likely to sit close to the surface. That changes how deep we dig and how much compacted road base goes under the pavers.

Then there is the part you actually care about. A fire pit for evenings looking out over the lake, a kitchen by the back slider, a walk that ties the driveway to the front step. Jackson walks the lot first, marks where the water goes in a storm and plans the hardscape around it. Footings, gas lines and drains get laid out before the first paver goes down, so nothing has to be torn back up next year.

Saratoga Springs went from about 1,000 people in 2000 to an estimated 61,000 in 2025, so most yards here started as bare dirt on a city deadline, watered by a metered pressurized line that charges more once you pass your lot's allotment.

The Saratoga Springs challenges

Hardscape trouble we see in Saratoga Springs

Patios that drain toward the house

Builder slabs in newer Saratoga Springs subdivisions tend to go in fast on loose backfill. The backfill settles, the slab tips back toward the foundation and storm water follows it. The city's own flood page names poor grading near homes as a top cause of yard flooding, and a sunken patio is often the guilty party.

Wind that pushes flame sideways

People here remember the 2020 Knolls Fire, when winds near 60 miles an hour drove it toward homes east of Lake Mountain. Wind like that is rare, but open new-build lots with young trees still catch strong gusts. A fire pit in the wrong corner blows out, smokes the whole patio or throws sparks toward a fence.

Concrete in the park strip

Saratoga Springs bans concrete, asphalt and gravel in park strips. The one exception is a 4 foot concrete walk lined up with the walk to your front door. A wider pad out there for trash cans or a parking spot breaks the rule, and the owner is the one who has to pay to break it out.

Low lots with water close below

On the lower ground toward Utah Lake, state geologists say shallow groundwater is more likely. A thin base laid over wet ground goes soft every spring. Pavers start to roll, joints open up and weeds move in. You usually only see it after the first wet season, when the warranty talk starts.

The J&H approach

How we build hardscape in Saratoga Springs

1 How we handle it

Grade set before the base

We shoot grades off your foundation first and hold the city's 5 percent fall away from the house. The patio, walks and steps are set to that line. Water leaves the slab toward a swale, a planted bed or a drain, and never runs back toward the wall.

2 How we handle it

Base depth matched to the lot

On low lakeside lots we dig deeper and lay road base in thin, compacted lifts, with fabric under it when the ground is soft. Where the backfill against the house is loose, we compact or replace it first. Pavers get a solid edge restraint so the border does not creep.

3 How we handle it

Fire features placed for gusts

We watch which way the wind crosses your lot and where the house blocks it. Gas fire pits go behind a seat wall or in the calm corner. On hillside lots, where plans fall under the Utah Wildland-Urban Interface Code, we check the fire rules with the city before we build.

Saratoga Springs questions

Hardscaping and Concrete in Saratoga Springs: what people ask

Can I pour a concrete pad in my Saratoga Springs park strip?
Not a pad. City code bars concrete, asphalt, gravel and large boulders in park strips. It does allow one 4 foot concrete walkway lined up with the walk to your front door. Removable pavers are allowed too, but once you use pavers, rock or cobble, at least 30 percent of the strip has to be plants.
Pavers or concrete for a Saratoga Springs patio?
Both work on a good base. On low lots near the lake we often lean toward pavers, because a section that moves can be lifted and reset instead of cut out. Concrete costs less for long walks and plain pads. Jackson will price both for your yard and tell you which one we would pick and why.
Do I need a permit for a patio or outdoor kitchen here?
It depends on what you build. Gas lines, power and roofed structures can each need their own approval, and a lot of Saratoga Springs subdivisions have an HOA that wants to see plans first. We check current rules with the city and your HOA before we start, so you are not undoing brand new work.
Will a new patio help with my yard flooding?
It can, if it is built as part of the drainage plan. A patio set to the city's 5 percent fall moves water out into the yard and away from the basement. One set flat, or tipped back, makes the flooding worse. We check the grade off your foundation before we ever give you a number.

Your dream yard. Done right. Done on time.
